***FREQUENTLY ASKED QUESTIONS FOR RENTALS***

What is the purpose of the co-signer form? (only necessary if co-signers are required – usually for students).

* The information you put down is important to our office to ensure that your credit and financial status can afford you or your son/daughter the apartment of their choice. If not, the landlord may not accept the applicants.

* We are required to do a credit check on the person that is co-signing. (The information is shared with the landlord exclusively!)

Can we move in a couple of days early?

* This is the most commonly asked question. The current tenants lease ends on August 31 at midnight and they have until then to occupy the premises. If the incoming tenant would like to get in the apartment earlier, they would have to arrange something with the current tenants through our company. What is the purpose of the guarantor form?

* The guarantor form states that you, the co-signor, are guaranteeing the apartment rent for someone else (traditionally your son/daughter) for the lease term they have signed because alone, the applicant may not meet the landlords income requirements.

* The form has to be notarized to ensure that you have signed it. Who manages the property the new tenant is moving into?

* In some instances, the rental office manages the property, but in most cases it is managed by a separate management company or by the landlord themselves.

* The manager of the property is responsible for collecting rents, maintenance/repairs, and any problems after the move-in date. Where do we send rent checks?

* Rent checks are due to the landlord and/or management company on the first of every month. The correct name and address will be provided to you in a move-in packet distributed by Modern Real Estate before occupancy is taken. Is the area safe?

* Our goal is to put each and every tenant into the safest living situation possible. For more information on individual areas, please check www.cityofboston.gov. Why do you need to check my credit?

* Credit checks are required by the landlords to ensure that the applicant we are presenting has good standing credit and has shown the ability to pay their bills on time. Why is all this money due up front?

* Landlords require the money up front to ensure their apartment is leased for the following year. Until they have all the money, there is still a chance it could sit vacant for the upcoming season. Upfront money is seen as a deposit on future occupancy. Why do we have to pay you within 30-45 days after acceptance?

* The money is due in this time period because no deal is considered closed until all the money is in.

* If the money is not in within this time period, the landlord may see it as being disinterested and continue to show the apartment.

* It is in your best interest to have all the money in as soon as possible to ensure occupancy for you or your son/daughter. and it's agents responsible for in the rental process?

* We are responsible for introducing you to the property, facilitating a smooth process of paperwork, and to make the move-in process as painless as possible (i.e.- we are not the landlords, we serve as the middlemen between you and the landlord). Is the apartment going to be cleaned for move-in?

* The apartment is, by the terms of the lease, to be clean of all previous tenants belongings (‘broom swept’) and all appliances are to be empty of food and cleaned. This is to be done by the current tenants.

* Due to the high turnover rate and different perceptions of cleanliness, most apartments are never cleaned to everyone’s liking. If the apartment is not cleaned to your satisfaction, we suggest calling the landlord to make arrangements with him/her to do so. Where do I send all the necessary forms?

* "Your leasing agent's name
141 Brighton Ave
Allston, MA 02134

Can we paint the apartment?

* The apartment may be painted if the landlord and/or management company grants permission. Is there parking available in the area?

* Boston has more cars than there are parking spots to hold them. Some apartments include spaces with the monthly rent (this will be specified in the lease). However, most landlords will charge extra for parking (expect $100-$150/month per spot)

* There is also permit sticker parking which would require you to change your current insurance to that area. The insurance rates fluctuate, but as a whole they are very expensive. Believe it or not it is cheaper to rent a space for a year than to switch over your insurance (refer to www.cityofboston.gov).

What Allston Yards Building D’s tax-relief process could shift for construction timing, and why renters, owners, and investors should watch closely:

Tax-relief approval is designed to help previously greenlit projects in Allston move from plans to shovels in the ground, clearing one of the final hurdles for starting construction.

- Tax-relief arrangements can speed up project kickoff by easing upfront financial pressure for developers and owners. 🏗️

- When a project receives tax-relief, local renters may see fresh housing choices delivered sooner, if all other approvals and funding fall in line.

- For investors and landlords, a greenlighted tax path means reduced uncertainty around construction starts, potentially making Allston’s new development corridor more appealing. 🏢

- Even with tax relief, the timeline for delivery still depends on regulatory steps, community feedback, and financing agreements.

- Each new Allston Yards phase adds to neighborhood amenities but also introduces short-term changes, like construction activity, parking adjustments, and evolving street use. 🚲

- Leasing and management teams keep a close eye on when these projects break ground, since that timing shapes everything from rental listings to property demand.

- Community involvement shapes not only the final mix of housing and amenities but also when shovels actually hit the dirt. 🌱

Construction can accelerate with tax-relief support, but the real impact comes down to how approvals, partnerships, and neighborhood priorities align in practice.

Curious how upcoming projects could affect your move, investment, or leasing strategy in Allston? Send a message to start a conversation about the latest development shifts.

Not all “included” amenities add true value, here’s what actually makes an Allston apartment worth it 👀

Beyond the advertised rent, these features can impact your daily cost and comfort more than most listings reveal:

- In-unit laundry means skipping weekly trips and coin-operated machines, saves time and hassle every day. 🧺

- Reliable air conditioning and heat aren’t just about comfort; inefficient systems can quietly hike your actual living costs.

- Included or secure parking is a game-changer in neighborhoods where street spots vanish fast, especially near busy Green Line stops.

- Dishwasher, storage, and elevator access aren’t just nice-to-haves, they free up your time, keep things organized, and make moving in/out much less stressful.

- Flexible pet policies and on-site outdoor space open up options for both you and your furry roommates, especially near local parks and trails. 🐾

- Gyms, pools, and bike storage add year-round convenience and cut out extra memberships and commute time for workouts.

- Strong transit access (think Green Line or multiple bus routes) changes your commute and unlocks the best of Allston’s dining, music, and nightlife. 🚇

The true “value” of an apartment isn’t just the sticker price, it’s how your daily life adds up when you tally conveniences, expenses, and neighborhood fit.

What’s the one apartment feature you couldn’t go without? Let’s talk in the comments or message for the latest Allston options!

How mixed-income buildings are shaping housing choices for renters and owners in Allston and Brighton:

Mixed-income construction is changing what’s possible for renters, buyers, and investors looking for the right fit in a fast-changing market. Here’s what stands out right now:

- New residential projects are combining market-rate homes with income-restricted units, broadening the range of housing options in established neighborhoods. 🏙️

- Inclusionary requirements mean some new apartments are reserved for households with limited income, supporting long-term affordability goals. 🏠

- Many new developments are tied to neighborhood perks, think better sidewalks, more bike facilities, improved public spaces, and even subsidized transit passes for some residents. 🚲

- Local planning aims to make it easier to add new units, accessory apartments, and flexible housing types, which helps meet the needs of diverse households.

- Each project has ripple effects for nearby businesses and community services, as new residents bring more activity and opportunities to local streets. 🛒

- While higher costs and requirements can slow down projects, recent efforts include incentives like tax relief and public-realm upgrades that keep construction moving.

- Boston’s ongoing neighborhood planning and anti-displacement policies are meant to balance new investment with stability for residents and small businesses.

In Allston and Brighton, these changes offer new paths to find housing, invest, or lease property, all while aiming for more inclusive neighborhoods.

Which features of these mixed-income developments matter most to you or your clients? Let’s talk in the comments or send a DM to chat about options.

Spotting a too-good-to-be-true Boston rental? These checks save time and stress. 🕵️‍♂️

Boston renters know that a surprisingly low rent or repeated, grainy listing photos often signal a listing you should approach with caution. Sometimes, third-party rental sites don’t screen postings, making it easy for scam listings to pop up, especially when you see pressure to pay before touring, reluctance to show the unit, or wire transfer requests.

- Unusually low rent can hint the listing isn’t real, especially when paired with copied or poor-quality photos.

- If the contact rushes you to pay or won’t show the place in person, it’s a major warning sign.

- Verify the address, owner or management company, and who’s actually authorized to lease the unit before you schedule a tour.

- Only first and last month’s rent, a refundable security deposit, and lock-change cost are valid move-in charges in Massachusetts, ask for written explanations for any other fee.

- Cross-check if a broker really works for the landlord or you, and never send money just to view an apartment.

- See the apartment or meet someone with legal leasing authority, virtual tours can help, but aren’t enough on their own.

- Keep all messages and listing details if something feels off, and report any sketchy fees or behavior to the right authorities.

Staying alert in Boston’s rental market means you’re less likely to face avoidable surprises or scams.

Boston buyers: assuming rates will drop soon could mean missing the real opportunities already out there. 🔑

With mortgage forecasts pointing to higher borrowing costs for longer, waiting for a sudden drop could keep you on the sidelines while others make moves. Here’s what’s shaping smarter decisions right now:

- Recent market conditions in Boston have shifted to offer buyers more choices and time to compare properties, but homes are still priced at a premium.

- Today’s market provides a window to explore neighborhoods, get a feel for what you can comfortably afford, and clarify your deal-breakers, without feeling rushed.

- Predicting the next Federal Reserve decision won’t guarantee better loan options, since local mortgage rates react to more than just those moves.

- Waiting just for rates to fall could mean facing renewed competition when the next wave of buyers jumps in, erasing any advantage gained by a dip in borrowing costs.

- Testing your payment comfort zone now (even if you’re not bidding yet) helps you act fast if the right home or loan pops up.

- Adjustable-rate loans may tempt with lower initial payments but can reset higher down the line, which isn’t ideal if you want budget stability.

- Making a move should focus on sustainable monthly payments, your expected time in the property, and whether your finances can handle short-term uncertainty.

Boston’s market is always evolving, but smart preparation, rather than waiting for a “perfect” moment, gives you more control. 📋

What actually goes into your monthly apartment cost? Here’s how to avoid surprises before you sign your next lease: 🏠

It’s easy to focus on the base rent, but real monthly costs add up fast, especially in Allston’s competitive rental scene.

- Compare the advertised rent with any required monthly fees, utilities, or service charges listed separately.

- Check if heat, hot water, air conditioning, or laundry are included, or billed on top of rent.

- Consider parking: is it part of your rent or a separate charge? The answer makes a real difference for car owners. 🚗

- Review building amenities, like elevators, pet acceptance, or renovated interiors, and confirm which features are included versus “available” at a fee.

- Take a close look at one-time move-in expenses like broker fees, deposits, or application costs that hit your budget up front.

- Research your commute: proximity to the Green Line or MBTA buses can save time, but verify actual routes and travel times, not just “near transit” claims. 🚆

- Consider apartment age, building type, and maintenance support, these can affect both your comfort and long-term value.

In Allston, two places with the same listed rent may have very different monthly realities once you factor in every fee, service, and amenity.

What’s the extra cost you’ve caught before signing? Save this post as your checklist for your next apartment search!
