I have lived in Washington, DC since 2003 and can stand on business on this subject matter.

DC is full of some of the smartest AND funnest people you will ever meet.

It is a city full of world leaders, politicians, policy makers, literal political scientists, acclaimed journalists, lobbyists, researchers, internationally renowned attorneys, and the list goes on.

On the surface, it is a serious and suited-up city built on politics, power suits, policy briefings, and annoyingly questions like “So what do you do?” within 2 minutes of meeting someone over some networking Happy Hour.

Deep down inside, WE JUST WANNA VIBE. 🪩

We want happiness and release that matches the intensity of our every day responsibilities.

We wanna feel the bass so hard that we can no longer hear ourselves think about foreign policy. 😂

Washington, DC may not carry the same reputation as NYC, Las Vegas, or Miami nightlife

And that’s part of its magic

It’s understated, unexpected, and vibrant nonetheless.

Then the next thing you know you’re partying with Secret Service in the place and you just had no idea 😂

I have so much love for my city, and it’s an absolute joy to do life and business here ❤️🪩

Another Washingtonian Magazine Top Agents party in the books!

Thanks to the partnership and trust of my clients, a whole lot of coffee, raving, staying un poquito loco, and the grace of God, I’ve received this award 8 years in a row now and counting. ❤️

Last year was a tough year in real estate, and it only makes this award that much sweeter.

The tougher the climb, the more beautiful the view.

Through therapy, I’ve realized how much of what I do today is for my 8 year old self, the awkward little immigrant girl who went through so much, hoped for so much, and remains my biggest motivator to this day.

8 year old me loses her mind on me on the regular, she laughs with excitement, she jumps for joy, all because we have come this far. This gets to be our life now.

So this year, I want to give this award in particular to Little Sarah. ❤️

Thank you for teaching me and motivating me. I can’t wait to freak you out in the happiest ways possible and make you feel safe, seen, celebrated, and even more proud. You’re a little weirdo with the biggest, softest heart and a will made of Valyrian steel. Too awkward for the friends to come to you, so you go out and make new friends. The Fed raised its borrowing rate again due to persistent inflation - largely driven by the ongoing conflict in Iran, which has pushed oil prices up and, with them, the cost of nearly everything else.

A common misconception is that when the Fed raises rates, mortgage rates automatically follow. There’s a correlation, but they’re not directly tied. In fact, lenders typically anticipate the Fed’s moves on short-term rates and adjust in advance, which is exactly what’s happened here.

While I don’t like this news, I firmly believe that everything is “figureoutable” and this new market is what WE make of it. 💪🏽

How This Affects You

Higher interest rates naturally cool the market by reducing buyers’ purchasing power. We’ve already seen this play out this year, and expect the market to stay fairly tepid for the rest of it.

For Sellers: You can still benefit from home values that are up compared to past years. Price it competitively, present it powerfully, and prepare for patience. The private sale route may also be your best friend. 🙏🏽

For Buyers: It’s natural to feel hesitant about buying in a higher-rate environment, but this moment actually presents a unique opportunity:

1. More leverage. As demand softens, buyers gain more room to negotiate and access better prices than we’ve seen in recent years.

2. Explore creative options with a lender that allow you to “buy down” your interest rate up to 3% lower than the market rate.

3. The math favors acting now. While everyone would prefer a lower rate, waiting for rates to drop often leaves you worse off financially.

Experience - and simple math - show that buying today at today’s price, then refinancing once rates come down (which most experts expect once there’s resolution in Iran), typically costs less than waiting. Why?

Because home prices tend to rise as competition returns, and you lose out on the equity you’d have built in the meantime.

Bottom line: Locking in today’s price and adjusting your rate later is the smarter long-term play - because you can refinance your rate, but you can’t refinance your price.

These 5 things about parenting and schools in Washington, DC may surprise you! 🤯

Raising kids in DC just hits different….

Like, wdym we have universal preschool but I am not guaranteed a spot in my in-boundary school until Kindergarten?

And wdym we don’t have school buses but I somehow have to get my kids to/from a school that’s a 25 minute drive away? 🤔

I think even local DC residents don’t know this info until it’s time to enroll a kid in school.

My 2 kids are now in middle school, and they are both born and raised DC! It’s fun raising city kids. ❤️

While the suburbs of Maryland and Virginia have had red hot real estate markets with homes in high demand, the real estate market in Washington, DC proper has been significantly cooler.

It’s my firm belief that no matter what the market dynamics may be, a successful home sale involves the following:

🏡 An intelligent pricing strategy that commands maximum attention from the market right off the bat

🏡 Magnetic presentation (ie the features you choose to update, staging, and the quality of your media assets) that attracts your ideal buyers and gets them to commit

🏡 An intentional promotional campaign through pre-listing marketing, relationships with other brokers, and advertising
