🔈True. There has been a market shift but moral of the story: market is still moving. Sellers are still selling. Buyers are still buying.

Nowwww some thoughts from my Real Estate Diaries:

Yessss. Market is still MOVING! 𝗕𝗨𝗧𝗧𝗧𝗧 Pricing matters more now than ever!

•If you aren’t getting showings and home is pristine and move in ready - your home needs a price reduction.

•If your home needs work, buyers are NOT buying potential priced like it’s already fixed up, they are buying homes priced right reflecting the condition it’s in. So you need a price reduction if it’s priced for potential that hasn’t been done.

•It’s completely ok to be listed for 45+ days, no need to be worried. We aren’t in a unicorn market anymore.

•It’s 10000% ok to not have but 1-2 showings your first week or even each week and some weeks 0 showings. Again, based on that we study market data and give recommendations.

The market always tells the story. You either need PATIENCE or ALIGNMENT OF PRICE.

The market and data 📈 tells the story.

All my reductions and other recommendations are based on traffic or lack of it. There are always pointers to what needs to be the next step. 𝗪𝗲 𝗰𝗮𝗻 𝘀𝘁𝗶𝗹𝗹 𝗺𝗮𝗸𝗲 𝗶𝘁 𝗵𝗮𝗽𝗽𝗲𝗻. 👏

Sometimes it’s price, sometimes it’s patience.
