Would you really never sell a 3 percent mortgage?
I hear that in Fairfax almost every week. One seller told me last week, "I would be crazy to give this rate up." Then we ran the loan he would actually take next, not the same loan again.
On his old loan, principal and interest was about $2,108 a month. After his equity, a smaller next loan landed near $2,061 a month, even at a much higher rate.
The rate matters. It is just not the whole decision. Size the next loan first.
Full move math is in the first comment.
