Thinking about selling your home *without* a Realtor? Here's what you're signing up for as a FSBO š
š” Price it right ā Youāll need to research comparable homes, analyze the market, and avoid overpricing (or leaving money on the table).
šø Professional photos & staging ā Because blurry phone pics wonāt cut it when you're competing with professionally marketed homes.
š Listing & marketing ā Youāll have to write the listing, upload it to FSBO websites (not the MLS), and market it across Facebook, Zillow, Craigslist, flyers, open houses⦠the list goes on.
š Handle all showings ā That means answering calls/texts/emails, scheduling appointments, being available last-minute, and showing strangers around your home.
šµš½āāļø Screen buyers ā Not everyone walking through your home is serious. Some donāt even have pre-approvals. Youāll need to qualify buyers yourself.
š¤ Negotiations ā Be ready to go back and forth on price, repairs, contingencies, and even deal with lowball offers without letting emotions get in the way.
š Legal paperwork ā From contracts to disclosures to deadlines⦠youāll be responsible for making sure every form is filled out correctly to avoid legal issues down the road.
š Inspections & repairs ā You'll coordinate inspections, negotiate repair requests, and ensure everything is handled before closing.
š° Closing day ā Youāll need to work with the attorney/title company, make sure all documents are in order, and ensure the buyerās lender is on track.
ā¦oh, and donāt forget to continue working your job, managing your family, and handling your everyday responsibilities while trying to be your own Realtor. š
ā
āØThe truth? FSBO can work ā but itās literally a full-time job. Most homeowners eventually hire an agent after realizing how much time, energy, and money it actually takes.
