Aiken’s $1 Million+ Market: A Look at 2026
Aiken’s luxury market may be relatively small, but it has been active.
Since January 1, 33 properties have closed at $1 million or more in Aiken County, with sales ranging from just over $1 million to $2.3 million.
What I find most interesting is the diversity of the properties represented. This isn’t one single “luxury market.” Buyers are purchasing historic in-town homes, newer luxury residences, golf-community properties, acreage and equestrian properties — often for very different reasons.
There is also considerable activity in the $1 million–$1.5 million range, while only a handful of sales have crossed the $2 million mark. That gives us a useful picture of where the deepest part of Aiken’s upper-end market currently sits.
For buyers, the takeaway is that Aiken continues to offer an unusually broad range of luxury lifestyles at this price point. For sellers, it’s a reminder that pricing and positioning matter: buyers have choices, even in a relatively small market.
Sporting Life Aiken will be taking a closer look at the numbers behind our market — particularly luxury homes, horse properties and land — along with the people, places and sporting lifestyle that make Aiken such a distinctive place to live.
