DFW owners, quick question: how many of your resident issues started as a simple misunderstanding? 🤔

A lease rule nobody explained. A repair described incorrectly. An emergency notice that went unread.

As a family-run, bilingual team, we’ve seen how much those small moments cost owners in repeat calls, deposit disputes, and late rent that turns into an eviction. We handle them in the language your residents actually think in, so they’re done right the first time.

Swipe through the 5 moments that matter most. If your property has Spanish-speaking residents, let’s talk.

If you’ve ever had to text your property manager three times just to get a straight answer, this one’s for you.

Here’s what usually happens: a tenant reports a problem, you hear about it from them first, you reach out to your PM, and all you get back is “We’re working on it.” Then you wait. Then you follow up again.

It doesn’t have to be this way. A good update covers just four things:
✅ What happened
✅ What’s being done about it
✅ Who owns it
✅ When you’ll hear next

That’s it. No long emails, no guessing, no chasing.

At Touchstone Property Management, this is how we communicate with every owner we work with. On top of that, our owners get weekly KPIs and can reach our founders, Joel and Luz, directly. We’re a family-owned team, and we treat your property like it’s our own.

If you’re tired of being the one who always follows up, let’s talk. Book a free consultation at touchstonepm.com.

Quick question for DFW apartment owners 👇

How many of your vacant units are actually ready to rent right now, and just aren't listed yet?

You'd be surprised how often the answer is "more than one."

The make-ready crew finishes. The unit is clean. But the handoff to leasing never happens. No photos, no listing, no price set. So it sits. And every day it sits, it costs you money you'll never get back.

If your property is going through a rough stretch, this is one of the easiest places to start. It isn't the market. It's the process.

When we take on a struggling property, this is one of the first things we fix: finished units get photographed, priced, and listed the same day.

Closed on your first apartment complex? Before you open the spreadsheet, take a walk. 👟

When we step onto a new property, the T12 stays in the truck for the first 30 minutes. He walks it first:

🔹 The curb and parking lot: what a prospect sees before they ever call
🔹 Roofs, gutters, and water stains: where the expensive surprises hide
🔹 Vacant units: are they rent-ready, or just empty?
🔹 Laundry rooms, trash areas, breezeways: how the property is really being cared for
🔹 The residents: who waves, who looks away, and what they’re quietly telling you

The numbers tell you what happened. The property tells you why.

If you came from single-family and 80 units feels like a whole different world, you’re not behind. You’re just new. We’ll walk it with you, then build the plan together.

DFW apartment owners, quick question: when a unit sits empty, what’s the first thing you do? 🤔

If your answer is “lower the rent,” you’re not alone. It’s the advice everyone gives. But cutting rent is the most expensive guess you can make. If the real problem is somewhere else, the unit stays empty, AND you’ve lowered your income for good.

Here’s the simple check we run at every struggling property before we ever touch price:

✅ PRICE: Is your rent actually higher than similar units nearby?
✅ PRODUCT: Is the unit clean, working, and ready to show?
✅ PROCESS: Are inquiries answered quickly? Can people tour this week?
✅ FOLLOW-UP: Is anyone calling back the folks who toured but didn’t sign?

More often than not, the fix is in #2, #3, or #4, not the price.

We’ve seen it firsthand. A distressed Carrollton property came to us at 60% occupancy, and we got it to 100% without lowering rent.

If you’re dealing with empty units and don’t know where to start, we’re happy to talk it through. No pressure, just a straight answer. We speak English and Spanish. 🇺🇸🇲🇽

If your property is sitting at 60% and the to-do list feels endless, it’s easy to assume the only way out is a renovation budget you don’t have right now.

Most of the time, that’s not where leases are being lost.

Renters decide in the first two minutes of a tour, long before they see a kitchen or a floor plan. They’re reading the walk from the parking lot: Can I find the office? Does the gate work? Does anyone take care of this place?

Winter makes this harder. Days are shorter, so more tours happen at dusk, after work. One dark breezeway or a dead light by the leasing office tells a renter more than any listing photo.

We’ve walked plenty of DFW properties where the units were fine, but the first impression was costing the lease. Before we ever talk renovation, we walk the tour path the way a renter would. The five fixes above cost very little, and they’re the fastest way to stop losing tours you’ve already paid to get.

Try it this week: walk your property at 6 pm, starting from the parking lot. Write down everything you’d notice as a renter, then start fixing.

And if you’d rather not figure out where to start on your own, you don’t have to. One team, one plan, one phone call, with Touchstone Construction under the same roof when the bigger work comes.

Especially when it's your property and your investment on the line.

Seeing a strong occupancy number today feels reassuring. But here's something worth asking:

How many of those leases are coming up for renewal this winter?

Because if several residents leave around the same time, January could look very different from October.

Before the holidays get busy, ask your property manager these 5 questions:

How many leases are expiring this winter?

Do we know who's planning to stay?

Have renewal conversations started?

What's the plan for upcoming vacancies?

How quickly can those units be made ready?

We work with plenty of owners who don't live in Texas. California, New York, even overseas.

The thing they tell us they want most is simple: not to be surprised. A month-end report can't do that alone, because by the time it arrives, the month's decisions are made.

That's why we send weekly numbers too. Who moved in, what's stuck, what's next.

Out-of-state owners, how often do you hear from your property manager?

DFW owners: the first cold night is coming. Will you hear about it before or after?

If you live out of state, or your building is already behind on maintenance, that first freeze is when small issues turn into weekend emergencies and cold vacant units stay empty.

Send this to your property manager and ask one question: "Which of these five are already done?" Their answer will tell you everything.

October is not too early to protect winter occupancy.

For DFW multifamily owners and operators, the next 90 days are easier to manage when the property is not carrying hidden work into Q4.

A practical way to think about it:
• Map lease expirations through year-end
• Identify units that are ready, almost ready, and blocked
• Review open maintenance items that can affect tours or renewals
• Agree on pricing, concession, and follow-up rules before traffic softens

The goal is not to predict winter. It is to remove avoidable surprises before it arrives.
Save this as your September owner checklist.
