The Realtor Who Steals All the Good Deals

Does your Realtor invest in real estate?

You might think that sounds like a good thing.

Until you start wondering…

“Wait a minute. What if she finds a really good deal and buys it herself?”

Fair question.

I mean, if I find a screaming-good investment property, why would I hand it to you instead of putting it in my own portfolio?

Well…

There’s a tiny little problem with that strategy.

My plate is already FULL. 😂

I invest in real estate.

I buy properties.

I understand the numbers.

I know what makes a property exciting to an investor and what makes one look good on paper but actually be a dumpster fire wearing lipstick.

And because I already have my own projects, businesses, properties, tenants, repairs, contractors, paperwork, and approximately 47 things screaming for my attention at any given moment…

I don’t need to buy every good property I find.

But you might.

So when I come across an opportunity that doesn’t make sense for me but could make a LOT of sense for you…

I’m happy to pass it along.

Actually, that’s one of my favorite parts of being a Realtor.

I don’t need every deal.

I want to find the right deal for the right person.

Maybe that’s your first home.

Maybe it’s a house with enough potential to build some equity.

Maybe it’s an investment property.

Maybe it’s land.

Maybe it’s a commercial property.

Maybe it’s the weird little ugly house everyone else drove past because they couldn’t see what it could become.

I’ve bought enough real estate myself to know that sometimes the best opportunities aren’t the prettiest ones.

So yes…

I am a Realtor who invests in real estate.

And no…

I am not trying to keep all the good stuff for myself.

I’ve got enough projects. 😂

The Raccoon

I almost bought a house because of a raccoon.

Not for the raccoon.

That would be weird.

Although, honestly, I have met some pretty convincing raccoons.

Here’s what happened…

I was looking at a property that had basically everything going against it.

Ugly paint.

Questionable flooring.

A kitchen that appeared to have been designed by someone who had a personal vendetta against kitchens.

And then…

I saw the raccoon.

He was sitting on the back porch like he owned the place.

And he had the unmistakable expression of a landlord who was NOT planning to sell.

For approximately 14 seconds, I forgot about the ugly kitchen and started thinking:

“Okay… this place has potential.”

😂

And that’s actually one of the strangest things about real estate.

Sometimes you walk into a house and see problems.

Sometimes you walk in and see possibilities.

The trick is knowing the difference.

That’s where I come in.

I don’t just open the front door and say, “Looks cute!”

I look at the numbers, the neighborhood, the condition, the potential, the problems, the resale value—and yes, occasionally, the wildlife.

Because whether you’re buying your first home, selling the house you’ve raised your family in, looking for an investment property, or trying to figure out what the heck to do with that property you’ve been sitting on…

You deserve someone who will actually LOOK at the whole picture.

And if there happens to be a raccoon involved?

Well.

I probably want to see the property. 😂

Don’t mind me… just over here doing some real-estate detective work 🕵️‍♀️

I’m spending my day looking up property owners and personally reaching out to see if they might be open to selling their home to one of my buyers.

Because here’s the thing—sometimes the best homes aren’t even listed.

While some agents wait for homes to pop up online, I like to be proactive. That extra effort can mean less competition, better options, and a smoother process for my buyers.

Remi got to go to work with mommy yesterday. We toured an “opportunity” … growing up I went with my parents to look at reno projects…we might find the odd dead rodent or closet filled with used kitty litter … but poor Remi was riding on my back as we walked the land and she spotted a dead dog that had been there a while 🤦‍♀️.

Welp I guess 3 is when she gets to see death a few yards away…..
