It’s nearly impossible to build a real relationship with a buyer on call one.

You can start one. You can build some rapport. But you’re not going to connect with every buyer on every first call.

So be careful with the notes you make after that first conversation.

“Not serious.”
“Just looking.”
“Not motivated.”

You might not have a bad buyer.

You might just be one call too early to know.

Fundamentally, the market still holds too much equity to see enough below-market sales to push us into a genuine downward trend.

That isn’t a prediction. It’s simply the reality of the equity sitting in Dubai’s core communities.

Will some areas see price drops? Of course.

Just like some areas will continue to outperform and increase.

But across the core communities, pricing remains stable and, in many cases, still has room to move higher.

So what changes that?

A significant increase in interest rates.

A rapid decline in equity.

Or a rapid decline in buyer demand.

Until one of those things materially changes, it’s difficult to see where the volume of distressed or below-market transactions comes from to create meaningful downward pressure on prices.

Success is subjective - for me, it's the people that mean the most to me, being proud of me. My biggest flex ever is a happy family.

It might be a car or a watch or even a bag. That's all perfectly fine. Whatever success looks like to you - it's on you to make it happen.

I was 16 when I got my first job at McDonald’s.

I also got fired from McDonald’s… for giving away too much free food. So, not exactly a flawless start. 😂

Plenty of other jobs, a lot of mistakes, and eventually building something very special in Dubai.

People usually see where you are now. They rarely see where you started.

I’m a big believer that ordinary beginnings can create extraordinary outcomes.

Your first job doesn’t define your future.

But what you learn from every job absolutely can.

The discount you’re looking for isn’t available for a reason.

Sellers are holding firm.

And maybe, as a buyer, that’s the best thing that can happen to you.

Because at some point you have to stop waiting for the market to give you the price you want, and start deciding whether the property you want is worth the price the market is giving you.

Jamie is quite proud of his market share in JW Marriott, Dubai Marina. And so he should be.

Over longer timeframes, his market share sits at 100%.

And at the time of posting this, 100% of the most recent transactions in the building have Jamie’s name on them.

That doesn’t happen by accident.

In the latest episode of Podcastley, we talk about how he got himself into a position where he owns such a large share of one market, what he does differently, and why he thinks other agents can do exactly the same in their own communities.
