At Elegance, the smallest two bedroom is 86 sqm, and they run to 100.

For context, across the eighteen other projects we list the median two bedroom is 77 sqm. So this is a genuinely large layout for Pattaya, not a one bedroom with a wall in it.

Every foreign freehold unit sits on the eighth floor or above, so they all look out at the water. Fourteen storeys, no more than seventy-five apartments, thirty-nine of them available to foreign buyers.

He bought a condo in Pattaya from Canada and never got on a plane to do it.

His review, exactly as he wrote it:

Soondri is a 53-storey tower on Wongamat Beach by Craftwork, with its own beach club, a wellness lagoon and a sky pool on the 51st floor.

The part most people miss sits at the bottom of the price list. Three beachfront villas, and they can be bought foreign freehold. Villas a foreigner can own outright, on the sand, are genuinely rare here. Most beachfront villa stock in Thailand is leasehold.

To be clear on price, because these are two different things. Tower residences start at 8.96M THB. The villas are a different order entirely and are quoted individually, so ask and I will send you the three.

Completion is end of 2031. Payment on the tower is 200,000 to book, 30 percent on contract, 30 percent spread over 36 months and 40 percent on key.

Four hours from Pattaya, and it looks like this.

Koh Chang sits off Trat, near the Cambodian border. It is Thailand's third largest island after Phuket and Koh Samui, and most of it is protected inside Mu Ko Chang National Park, so the interior is still rainforest and waterfalls rather than development.

The beaches run down the west coast. White Sand at the top, then Klong Prao, Kai Bae and Lonely Beach further south, each with its own character and none of them built out the way the big islands are.

This is the part of living in Pattaya that does not show up in the brochures. You are a few hours from the islands, a short flight from anywhere in the region, and you are not paying island prices to be here.

Elegance Residence is a private pre-launch on Pratumnak Hill, 300 metres up from Cosy Beach.

Fourteen storeys, and no more than seventy-five apartments in the whole building. Thirty-nine of those are available foreign freehold, which is the number that matters if you are not Thai. Foreign ownership starts on the eighth floor, so every single one of them is a sea view.

One bedrooms from 42 sqm, two bedrooms from 86 to 100, handed over furnished. From 6.43M THB.

Worth saying plainly: you will see this project advertised from 5.3M. That is the Thai quota price on the second floor. Floors two to seven are Thai quota only. If you are a foreign buyer the real entry is 6.43M, and I would rather tell you that now than after you have got excited.

Completion is expected in 2029. Reservable from overseas.

The facilities run across two floors. A third-floor Aqua Club with lazy, fun and beach pools, a kids club, co-working space and a wellness suite with onsen, steam and sauna. Then the Cloud Club on the 43rd and 44th, with a sky pool, sky lounge and sky fitness looking out over the gulf.

One bedrooms start at 5.66M THB and foreign freehold is available. Reservation is 100,000 to 200,000 THB, 30 percent on contract, 20 percent through construction and the balance on transfer, so most of the cost sits years out.

Construction is well advanced, completion 2027. It can all be arranged from home without flying over.

You cannot inspect a building that does not exist yet. That is the real problem with buying off-plan in Pattaya, and almost nobody says it out loud.

So here is what you can inspect instead. The scale model, with every floor on it. The projection room, where the streets, the gardens and the shopfronts are drawn at full size. The developer's own wall, showing how many projects they have actually finished, not just started.

All of that is built to sell, and it is worth seeing. Our job starts after you have seen it. Checking the contract. Checking the quota column, not just the headline price. Checking the payment schedule, and whether the number you were quoted is the number you will actually pay.
