KIWI HOUSE
Project Story : Reimagining Privacy Through Courtyard Living
KIWI HOUSE
Project Story: Reimagining Privacy Through Courtyard Living
Reinterpreting Privacy Through the Void at the Heart of the Home
KIWI HOUSE is a private residence situated on a 676-square-metre site, conceived in response to one of the most significant challenges facing contemporary family life: achieving a balance between privacy and togetherness within a single household. Set against the backdrop of increasingly dense urban environments and close proximity to neighbouring homes, the project explores how architecture can foster meaningful family interaction while safeguarding individual privacy.
The site is located near the end of a residential alley, offering a quiet and secluded atmosphere during the day. However, this same sense of isolation becomes more pronounced after dark, creating concerns regarding safety and security. The front of the property faces west, exposing the house to intense afternoon solar heat gain, yet the site benefits from consistent prevailing breezes. In addition, roads bordering two sides of the plot provide flexibility in defining the sequence of arrival and access. These contextual conditions became the foundation of the design approach, shaping a house that responds simultaneously to privacy, security, and environmental comfort.
At the core of the project lies a fundamental question: How can a house embrace natural light and ventilation while preserving the privacy of its inhabitants?
Through an analysis of the site's irregular pentagonal geometry, the design team began with a simple rectilinear massing strategy. A central void was then carved from the building volume to create an internal courtyard, establishing the heart of the project. This courtyard functions not only as a social catalyst that strengthens connections among family members, but also as a means of introducing nature into everyday living and regulating the home's microclimate.
This approach evolved into an O-shaped spatial configuration (O-Shaped Space), allowing all primary living areas to maintain a visual and spatial relationship with the central garden. The resulting environment offers an inwardly open and connected living experience while effectively shielding the household from external views and maintaining a strong sense of privacy.
KIWI HOUSE adopts Passive Design principles, utilising architectural form as a primary tool for achieving thermal comfort. The central courtyard promotes natural cross-ventilation and facilitates the stack ventilation effect, enabling hot air to rise and escape while drawing cooler air into occupied spaces. This passive strategy reduces dependence on mechanical air-conditioning systems. Simultaneously, the O-shaped massing provides shade to the courtyard throughout the day, mitigating direct solar heat gain and creating a comfortable setting for shared family activities.
The essence of the project is encapsulated in the concept of "Open Inside, Protected Outside." Externally, the house presents a restrained and solid architectural expression, minimising exposure to the public realm and reinforcing a sense of security. Internally, however, the spaces open generously to daylight, natural ventilation, and views of the courtyard garden. Through the careful articulation of solid and void, the manipulation of building mass, and the strategic placement of openings, opaque walls, and timber screens, the design achieves a delicate balance between environmental openness and personal privacy.
Landscape, therefore, is not treated merely as a decorative element but as an integral component of the architectural concept from the outset. Green spaces are carefully woven around the building and connected seamlessly to the internal courtyard. Guided by the principle of Compact Greening, the design maximises opportunities for nature within the constraints of a limited urban site, ensuring that every space within the house maintains a close relationship with greenery and the restorative qualities of the natural environment.
KIWI HOUSE is ultimately more than a private residence. It demonstrates that sustainability can begin with thoughtful spatial planning, the intelligent management of natural light and ventilation, and the effective integration of landscape. Together, these strategies establish a harmonious balance between people, nature, and privacy—values that have become increasingly essential to contemporary urban living.
"KIWI HOUSE reinterprets the contemporary home through the void at its center, transforming privacy into a space of connection—where people, nature, and architecture coexist in harmony."
