It is easy to become comfortable with an attractive headline number.

But a property should be assessed beyond what looks good on paper.

Who is the tenant? How secure is the income? How adaptable is the space? What happens if the tenant leaves? And how easy will the asset be to hold or exit over time?

A strong yield means more when it is supported by a strong underlying asset.

That is usually where the real assessment begins.

Agent development goes beyond becoming more confident in front of clients or closing more deals.

The deeper progress is often seen in how someone thinks.

When an agent begins asking sharper questions, assessing a property with greater clarity, and communicating with clients more confidently, that is where meaningful growth starts to show.

Within the District, that kind of development matters just as much as the results.

One thing years of negotiating property transactions have taught me is that the biggest number on the table is not automatically the best offer.

I also look at the buyer's ability to complete, financing, conditions attached to the offer, timelines and how much uncertainty remains before completion.

A slightly lower offer with far greater certainty can sometimes be considerably stronger.

Negotiation is not simply about pushing for the highest number, but understanding the whole deal and protecting the client's position is just as important.

Not every property opportunity needs to become a transaction.

There have been times when clients were ready to proceed, but after looking deeper, I felt waiting was the better decision.

Good property advice isn't simply about helping someone buy or sell, but about having the experience and objectivity to say, "I don't think this is right for you."

It's a principle I keep coming back to, deal after deal.

Singapore office rents increased 0.8% in Q2 2026, yet islandwide office vacancy also moved up to 11.0%.

At first glance, those numbers may seem contradictory. They are also a reminder of why I don't like looking at a commercial market through one headline statistic.

Different locations, building grades, tenant profiles and business requirements can behave very differently within the same office market.

For me, the next question is not simply whether “office is up or down”.

But where occupiers are moving, what type of space they are choosing and which properties continue to give businesses a reason to stay?

On Tuesday, I brought some of the newest members of Richard Tan District out for a walk through a few commercial properties across different districts. We compared heritage units that still hold their original features with ones currently mid-renovation.

One of our stops was a live commercial unit operating as a gym. It gave the team a chance to see how a space actually functions day to day, from layout to access to how it gets used, not just how it looks in photos or on paper.

It's great to have people on board who are genuinely passionate about the commercial segment. Walking units, comparing conditions across different streets, and picking up the details that don't always show up in a listing is how we stay sharp 🔑

Reading a commercial property takes more than checking the yield.

It means understanding the client, the use, the income behind the rental, and the ground the property sits on, then stress-testing the decision before it's made.

These are the fundamentals we apply within Richard Tan District.

When someone says, "The commercial property market is doing well," my first question is always: which part?

An office in the C*D, a neighbourhood retail unit and an industrial property can all sit in Singapore while answering to completely different demand drivers.

That's why I like to look at each market on its own terms, it's where the real opportunities show up. The more specific the question, the sharper the analysis. And the sharper the analysis, the better the decision.

Yield is useful, but it should never be where the analysis stops.

A strong commercial-property adviser looks beyond the number: where the income comes from, how sustainable it is, how easily the property can be re-let, and what could change if market conditions soften.

These are the questions we work through within Richard Tan District.

Commercial knowledge isn't just knowing the numbers, but also learning how to interpret what sits behind them.

The longer I've been in property, the more I realise how much there still is to learn.

I've seen markets shift, tenants move, financing change, and businesses evolve in ways I didn't expect, even after twenty years. That's taught me to hold my first impressions a little more loosely. Experience hasn't given me certainty. It's given me a better sense of what to look for, and the humility to know I can still be wrong.

Sometimes that means moving forward with confidence. Sometimes it means negotiating harder. And sometimes it means admitting early that a deal isn't right.

Twenty years in, I trust my instincts a little more. But I still ask the same question I asked on day one: what am I missing here?
