🏆 20 Years in Real Estate — Grateful for the Journey

Today, I received the PropNex Ambassador Award – I am truly humbled and grateful for this recognition. 🙏

Looking at this award, I found myself reflecting on a journey that has spanned 20 years in real estate.

Twenty years ago, I started this journey with my first agency. Today, I am thankful to be recognised by the second agency I have had the privilege to work with — PropNex.

Two agencies. Twenty years. Countless experiences, challenges, lessons, friendships and, most importantly, relationships with people who have entrusted me with some of the biggest decisions in their lives.

The plaque says “In Recognition of Your Years of Service Excellence.”
But behind those words are 20 years of showing up, persevering through the ups and downs, learning, growing and continuing to serve.

To all my clients, friends, colleagues, mentors and leaders who have supported me and placed your trust in me throughout these years — thank you. This recognition would not be possible without all of you. ❤️

And above all, I thank God for His grace and faithfulness. There have been many seasons in this journey, but He has always been there, opening doors, giving me strength and reminding me why I started in the first place.

For me, real estate has never been just about transactions. It has always been about people, relationships, trust and service.

I am deeply grateful for the first 20 years, and I look forward to what lies ahead.

Good news for home buyers! 🏠

The income ceilings have been raised to $16,000 for families and $8,000 for singles to give you access to affordable housing options. For ECs, the income ceiling has also been raised to $18,000 to offer more households an additional housing option.

For first-timer families with children or expecting a child, we will provide additional ballot chances to support you in your marriage and parenthood journey.

To give you more time to review your housing plans, the next BTO sales exercise will be held in November 2026. Apply for your HFE letter by 25 September 2026 if you wish to participate in the sales exercise.

What does this mean and how it will affect the market?

Older developments with redevelopment (en bloc) potential may become more attractive to investors, because there is a greater chance that developers will acquire them in the future at a premium.

Here’s how it affects the market:

* Higher en bloc potential → Developers are more willing or able to redevelop older projects.
* Investor demand increases → Investors start looking for older condominiums with large land size, low plot ratio, or ageing leasehold/freehold projects that could be sold collectively.
* Prices of suitable older developments may rise → Increased demand can push up resale prices, especially for developments with realistic en bloc prospects.
* Owners may hold rather than sell → Existing owners may wait in anticipation of a future collective sale offer.

However, not every old condominium is a good en bloc candidate. Factors such as:

* Land size
* Remaining plot ratio (redevelopment potential)
* Location
* Number of owners
* Age of the development
* Current land values and developers’ appetite

all play a major role.

For property investors

If this trend continues, it may be worth considering:

* Older developments in mature estates.
* Projects with large land parcels.
* Developments where the land can potentially be intensified under planning rules.
* Properties that still offer decent rental yield while waiting for possible redevelopment.

The key point is that en bloc potential should be viewed as a bonus, not the main reason for investing. An investment should still make sense based on rental demand, location, price, and long-term capital appreciation. En bloc sales can take many years and are never guaranteed.

Summary:
If en bloc opportunities become more favourable, older developments with strong redevelopment potential may attract more investors. This can increase demand and support prices for selected projects. However, not every older development will go en bloc, so buyers should still choose properties with good fundamentals such as location, rental demand, and long-term growth. En bloc potential should be seen as an upside rather than the sole investment reason.
