2️⃣ The cash and CPF you may need for the EC purchase
3️⃣ A monthly payment that feels comfortable for your household

A property can look affordable on paper but still leave you feeling stretched each month. Working through the numbers first helps you decide what budget makes sense and whether now is the right time to move.

🏡 5 years or 10 years MOP—which EC would you choose?

If you’re an HDB owner thinking of upgrading, this decision affects more than when you can sell. You also need to work out when to sell your flat, how much cash and CPF you’ll have, and when each payment is due.

Some upcoming EC projects still fall under the 5-year MOP rules, with a Deferred Payment Scheme if offered by the developer. EC sites under the new rules have a 10-year MOP and no DPS. Second timer quota drop to 10% and quota lock in the first two years from launch day.

Some upcoming ECs still fall under the 5-year MOP rules, with Deferred Payment Scheme available. ECs under the new rules come with 10-year MOP and no DPS, quota for 2nd Timer drop to 10% and lock for 2 years, means lesser chance to 2nd Timer to enter.
