MARINA BAY'S NEXT CHAPTER: HOW MUCH SHOULD YOU PAY FOR IT?

A useful future story has dates, status labels and consequences for your own life.

EXISTING: Gardens by the Bay, the waterfront and the downtown setting. Circle Line 6 opened on 12 July 2026. These belong in today's location assessment.

PLANNED NEIGHBOURHOOD: URA's Marina South vision covers 45 hectares and more than 10,000 homes, with everyday amenities and public spaces designed around walking. That is a phased build-out, not one guaranteed completion date.

SPECIFIC PROJECT MILESTONE: One Marina Gardens has expected vacant possession on 30 April 2029. Marina South station's opening date remains to be advised. Keep those two milestones separate.

UNDER DEVELOPMENT: Therme Singapore broke ground in June 2026 and targets opening in 2030. It may add to the area's leisure appeal; it does not guarantee rental demand or capital growth for an individual home.

UNDER STUDY / POTENTIAL: Straits View has been identified as the potential Downtown MICE Hub location. An integrated cruise and ferry terminal is being studied. Do not price them as fully delivered benefits.

More homes may support everyday services while also competing with your future sale or rental. Check neighbouring plots, the real unit outlook and your holding costs. The purchase should still work if the neighbourhood takes longer to mature.

DM “MARINA” for an OMG comparison built around your budget, move-in needs and holding horizon.

WHY BUY MARINA SOUTH BEFORE IT FEELS FINISHED?

The strongest reason is a home that works for you at a total cost you can comfortably hold. A future skyline alone is a weak reason to commit.

One Marina Gardens gives you something concrete to evaluate: an actual layout, stack and price in a precinct beside Gardens by the Bay and the downtown waterfront. Buying early may let you choose a unit you prefer while the neighbourhood takes shape. It also means accepting construction, evolving amenities and uncertainty over delivery dates.

One important detail: LTA has not announced an opening date for Marina South station. A planned direct connection and an expected possession date are not proof that trains will be serving the station when you move in.

Before deciding, put financing, stamp duties, maintenance and fit-out into the budget. If it is a rental purchase, add vacancy and letting costs. Test a slower build-out and a period without price growth.

Buy now if the specific home, total cost and holding horizon work together. Wait if you need mature daily convenience, near-term certainty, or fast appreciation to make the numbers work. Future supply can bring more shops and residents, but it can also bring more competition when you sell or let.

A Bishan Park Condominium unit reportedly changed hands for $2.28m after being bought for $515,000 almost 20 years earlier. That is a $1.765m gross price gain. EdgeProp also reports that the same unit’s two previous owners sold at losses.

The useful lesson is to test your own entry price and holding plan. Transaction expenses, financing and upkeep affect the economic return. The loan, selling costs and required CPF refund affect what remains available after sale. A CPF refund returns money to your CPF accounts; it is not an investment loss.

For an older home, check the lease and what future buyers may be able to finance. Can your household hold if the sale takes longer?

ONE MARINA GARDENS, OR WAIT FOR WHAT'S NEXT?

The new Marina Gardens Lane bid is about 11% below the land rate paid for the OMG site in 2023. That is worth discussing. It is not an 11% forecast for the next condo's selling price.

The real buyer comparison is more useful: an OMG unit with a layout and asking price you can examine, versus a separate site whose tender has not yet been awarded and whose product and launch price are unknown.

Here are two distinct OMG price references:
• #02-26, 657 sq ft: agent-advertised ask of S$1,876,500, dated 16 October 2026.
• A 61 sq m (about 657 sq ft), floors 26–30 new sale: S$2,053,900 reported for September 2026 by URA-derived databases.

These are different units. The gap is not a proven discount or profit opportunity. The asking price is not developer-confirmed live inventory, and the sale record was corroborated through secondary databases rather than retrieved directly from URA. Check the stack, facing, floor, terms and current availability before using either in a negotiation.

Then compare ready Marina Bay homes too: total quantum, remaining lease, usable space and day-one convenience can matter more than the headline psf.

September new private-home sales rose from 153 to 296, excluding ECs. That is a 93.5% increase, or 143 more homes.

A striking percentage is a reason to investigate the market. Your purchase still needs a project-level check.

URA’s monthly developer data records launched, sold and unsold units. Sales in the month are based on Options to Purchase issued by developers. Start there, then compare the actual unit’s price, layout, size and alternatives.

Before committing, ask:
• What sold at this project, and what remains?
• Am I comparing similar homes?
• Does the total price fit my household?
• Can I keep a buffer if plans change?

19/10/2026

The Prima flour mill is expected to leave 201 Keppel Road in 2028.

But a move-out date is not a condo launch date.

What is confirmed:
• The lease has been extended to 31 January 2028
• Prima is expected to vacate when it ends
• The wider HarbourFront precinct forms part of the Greater Southern Waterfront transformation

What is not confirmed for 201 Keppel Road:
• A residential launch
• The number of homes
• A sales timeline

For buyers, future amenities and jobs may strengthen the wider HarbourFront–Keppel story. Future housing supply may also compete for buyers when you eventually sell.

Buy the home based on today’s value. Treat future transformation as a bonus—not the only reason.

DM “GSW” for a project-by-project buyer check.

18/10/2026

URA has released two new residential sites at East Coast Road and Serangoon North View. For buyers and nearby owners, the useful question is not simply whether more condos are coming. It is which homes will compete for the same future buyer.

The East Coast Road parcel is on the Confirmed List. It can yield about 85 homes, carries a minimum average unit size of 100 sqm and closes for tender on 3 December 2026. That points towards a relatively boutique, family-sized product where total purchase quantum may matter more than the unit count alone.

Serangoon North View can yield about 235 homes, but it is on the Reserve List. It is not on a fixed launch clock. The site reaches tender only if a developer submits a minimum price acceptable to the Government, or if URA receives sufficient market interest.

This distinction matters when studying future supply.

For East Coast and Siglap, I would compare the eventual product against relevant homes at 77 @ East Coast, Seaside Residences and older freehold boutique developments. The overlap will depend on bedroom count, tenure, facilities and total quantum.

For Serangoon North, buyers should also study The Garden Residences, Affinity at Serangoon and the Chuan Grove development pipeline.

None of these project names is a prediction that prices will fall. A new launch can affect different projects differently. Some compete directly. Others serve a different buyer pool or benefit from renewed attention to the area.

Before committing, map:
• existing resale choices
• awarded sites
• sites already open for tender
• Reserve List sites
• what may complete within your own selling window

Your future buyer will compare all those options.

DM “SUPPLY” if you want me to map the upcoming competition around a project you are considering.

HDB resale prices fell 0.2% in Q3 2026, the third consecutive quarterly decline. Private home prices rose 1.4%.

For HDB upgraders, that widening gap can change the budget from both sides:
• a softer sale price for your current flat
• a higher purchase price for the next home
• more cash or CPF needed to bridge the difference
• a larger loan and monthly commitment

Waiting may help if your income, cash buffer or timing is not ready. But waiting only for prices to “come down” can backfire if private prices keep moving faster than HDB resale prices.

Run the full upgrade math before choosing a date: likely sale proceeds, outstanding loan, CPF refund, BSD, downpayment, renovation and emergency buffer.

DM “UPGRADE” if you want me to stress-test your numbers.

16/10/2026

You do not have to plan to sell an EC quickly to think about your exit. You need to know whether the purchase leaves you options when family needs, work or finances change.

This is Part 5, the final part of my EC series. We have looked at buyer decisions, readiness, location and unit choice. Now we connect those choices to the next buyer.

Begin with your project's actual rules. HDB distinguishes EC cohorts by the land sales tender closing date. Confirm the applicable MOP, the TOP date used for the timeline and who can buy at the stage when you might sell. A timeline copied from a different EC can give you the wrong exit assumption.

Next, ask who would find your home useful. The answer should come from the layout, location and total budget. These checks help you research demand; they cannot guarantee a buyer or selling price.

Your eventual buyer will also compare alternatives. Look at nearby resale homes and upcoming projects, including similar layouts and expected completion windows. URA's property data includes private residential and EC pipeline information. Supply is a reason to investigate competition, not a verdict that every nearby home will lose value.

Look again at any premium you are paying. Does it buy a useful benefit, or mainly your own preference? There is no automatic rule that a preferred floor, view or finish will recover its cost at resale.

Then work through the money. If CPF was used, the required housing refund includes the principal used and accrued interest. The outstanding loan and selling expenses also affect what remains. A CPF refund returns money to your CPF accounts; it should not be confused with an investment loss or cash available in your bank account.

Lastly, test your ability to hold. Can your household meet repayments and preserve a buffer if the sale takes longer? Build flexibility into the plan instead of relying on one exact exit date.

My final check is buyer fit, entry price and exit options. If the answers are weak, compare further or wait until the purchase fits your household.

Should you buy it at all?

Message me “EC PLAN” for the full buyer-first check.

Finding the right EC location is only half the decision. You still need to choose the right unit.

In Part 4 of this series, I would start with the total purchase price. Psf helps with comparison, but the household must fund the full purchase. Compare similar sizes, layouts and floors, and put every premium in dollars.

Two homes with the same bedroom count may work differently for your family. Review room dimensions, storage, circulation and furniture clearance. Think about a normal day: meals, homework, working from home, laundry and visitors. Test the layout against those needs.

URA advises buyers to review the housing project and specific unit information carefully at the showflat before committing. Check your actual unit type, dimensions, materials, finishes and included fittings. A showroom impression should be followed by a careful review of the documents.

Next, study the stack: roads, common facilities and neighbouring blocks. Investigate privacy and possible noise. For a higher floor or preferred view, compare the extra cost with the benefit your family will use. A view is not a guaranteed resale premium.

My practical approach is to shortlist three units and record their trade-offs: layout, facing, total price and monthly commitment. Confirm bank financing early, compute purchase costs and preserve a buffer before booking.

Should you buy it at all?

Message me “EC UNIT” for a buyer-first unit check.
