🏠 Buying doesn’t give you residency: that needs a visa (D7, D8, D2 or D1).
🛂 The Golden Visa real estate route ended in October 2023.
💶 The seller pays the traditional agent’s commission, and that agent works for the seller.
📊 Non-residents pay a flat 7.5% IMT, unless they commit to long-term renting (36 months within 5 years) or become tax residents within 2 years.

85% of Portugal’s housing demand is concentrated along the coast, yet inland searches are holding up better. 📊

Lisbon (22.9%), Porto (20.2%) and Setúbal (10.4%) drive over half of all searches. Between April and June 2026, coastal searches fell 25.3% versus 21.2% inland, and inland entry prices are far lower: around €860/m² in Bragança, against €5,045/m² in the Lisbon Metropolitan Area.
