🏠 Paying IMI Property Tax in Portugal? You Could Be Paying More Than You Need To in 2027.
If you own property in Portugal, now is a good time to check whether you could reduce your annual property tax (IMI).
📊 What determines your IMI?
IMI is calculated based on your property's taxable value, known as VPT (Valor Patrimonial Tributário). Several factors influence this value, including the age of the building and its location.
However, some of these factors are not automatically updated.
For example, your property gets older every year, but the age-related coefficient used in its tax valuation may remain unchanged.
Requesting a reassessment could lower your property's taxable value — and, as a result, reduce your annual IMI bill.
⚠️ But there is a catch.
A reassessment can also increase your property tax. That's why it's important to run a simulation before submitting a request.
As a general rule, property owners can request this type of reassessment once every three years.
📅 Important deadline: 31 December 2026
To potentially benefit from a lower IMI bill in 2027, you need to submit your reassessment request by the end of 2026.
Any remaining IMI payment due in November 2026 will not be affected.

💡 A practical tip for property owners and investors
If you've owned your property for several years, it's worth checking whether a reassessment could work in your favour.
For rental property investors, reducing IMI is a simple way to potentially improve net rental returns — without increasing rent for tenants.
Sometimes, improving your property's profitability isn't about earning more. It's about making sure you're not paying more tax than necessary.
