🇬🇧 In a 1987 study, 19 estate agents visited the same house and were given the same information, except the asking price.
Agents told it was listed at $65,900 valued it at $67,811 on average. Agents told it was listed at $83,900 valued it at $75,190. Only about one in seven named the asking price as one of the three things that most influenced their figure (Northcraft and Neale, 1987).
It's called anchoring. The first number you see becomes the reference point, even for professionals.
I think that's why the asking price deserves real thought. It's the first number every buyer sees, and it shapes the conversation that follows.
