We built opensesame.ph when we saw that value was being trapped in non-current assets, such as foreclosed properties, in 2024. This is value that could be recirculated into the economy through further lending, which, in turn, could create more value. At the same time, we realized that housing demand is high in the Philippines, and the current property market should offer a wider range of options beyond the traditional primary and secondary markets. opensesame.ph responds to that by making the bank and homebuyer meet minds.

After looking briefly at the trend line, what are your major observations?

This property in Laguna Bel-Air 3 has been foreclosed for MORE THAN A DECADE (What?). Yes, A DECADE. After visiting the property, we were told that the bank repriced this property from 12 million to ~9 million pesos; that’s a three million peso discount. Our guess? You’re probably just buying the 300 sqm land at this point.

Laguna Bel-Air is positioned along the Santa-Rosa Tagaytay Road, a thoroughfare seeing one of the most rapid developments in the South, including Nuvali and the Laguna Technopark. It is close to schools (DLSU, Miriam College, Xavier School Nuvali, Saint Scholastica’s College, and Don Bosco), hospitals, terminals, and commercial enclaves.
