✅1. May License to Sell (LTS) na ba ang project?

Ito ang isa sa pinaka important na dapat i-verify. Ang LTS mula sa DHSUD ang nagbibigay ng authority sa developer na magbenta ng pre selling units o lots.

✅2. May Development Permit na ba ang project?

I-check kung approved na ang development ng subdivision o condominium at hindi pa lang ito plano sa papel.

✅3. Ano ang entire payment na babayaran?

Huwag lang monthly ang tanungin. Alamin ang entire cost, kabilang ang reservation fee, down payment, loan balance, transfer fees, taxes, title processing, at iba pang charges.

✅4. Ano ang turnover date?

Kailan target ma-turn over ang property? Ano ang mangyayari kung magkaroon ng construction delay?

✅5. Ano ang payment terms?

Ilang taon ang down payment? Magkano ang monthly? Pagkatapos ng equity, bank financing ba o Pag-IBIG financing?

✅6. Ano ang kasama sa turnover?

Finished ba ang unit? May perimeter fence ba? May utilities na ba? Ano mismo ang included sa ibibigay sa buyer?

✅7. Ano ang monthly dues at future expenses?

Magkano ang homeowners association dues, maintenance fees, at iba pang recurring expenses pagkatapos ng turnover?

✅8. Ano ang restrictions ng subdivision o condominium?

May restrictions ba sa renovation, pets, rentals, business use, fencing, o future improvements?

✅9. Ano ang development plans sa surrounding area?

May upcoming roads, malls, schools, hospitals, o government infrastructure ba na puwedeng magpataas ng value ng property?

✅10. Ano ang track record ng developer?

Kumusta ang previous projects nila? On time ba silang mag-turnover? May history ba ng delayed projects o complaints?
