New flooring? A fresh coat of paint? Perhaps it’s finally time to update the kitchen or bathroom?

Spring is a popular time to make changes around the home. However, if you own a unit in a unit-title development, there may be a few things to check before booking contractors or ordering materials.

Even work taking place inside your unit can sometimes affect shared walls, plumbing, waterproofing, building services, accessways or neighbouring residents. Depending on the work involved, you may need to notify the body corporate or obtain written consent before getting started.

A little planning upfront can make the process much smoother. Remember to:
• Check your body corporate’s operational rules and approval requirements.
• Provide details of the proposed work where requested.
• Confirm whether building consent or other council approval is needed.
• Consider working hours, noise, contractor access, protection of common areas and removal of construction waste.

Not every renovation will require body corporate approval, but it is always better to check early than discover a requirement after contractors have been booked or work has begun.

Planning a renovation? Contact CBCS early, and we can help you understand the requirements for your body corporate.

Changing your phone number, email or postal address is one of those small life-admin tasks that can be easy to overlook.

However, if CBCS doesn’t have your current details, you could miss important information about body corporate meetings, levies, planned maintenance or other matters affecting your unit or building. Up-to-date information also helps us contact you promptly if something urgent arises.

If any of your details have changed recently, please take a moment to let the CBCS team know. This reminder is particularly important for owners who don’t live at the property, as your postal address or preferred contact details may change over time.

To check or update your details, please contact CBCS on 04 970 5435.

A slow-draining sink might seem like a small inconvenience, but it can be an early warning sign of a much bigger problem. In apartments and unit-title developments, plumbing systems are often interconnected, so what goes down one drain can sometimes affect shared pipes and other residents.

Many blockages are caused by everyday items building up over time. Cooking fats and oils can cool and solidify inside pipes, while food scraps, hair and wet wipes can collect and restrict the flow of water.

The good news is that a few simple habits can help:
• Allow cooking fats and oils to cool, then dispose of them appropriately rather than pouring them down the sink.
• Scrape food scraps from plates before washing them.
• Use a hair catcher in showers and baths, and keep bathroom drains clear.
• Only flush toilet paper. Wet wipes, sanitary products, paper towels and cotton buds belong in the rubbish, even when described as “flushable.”

If you notice slow drainage, unpleasant smells or unusual gurgling sounds, report the problem as soon as possible. Addressing a potential blockage early can help prevent overflowing water, property damage and a much more disruptive repair.

A little care from everyone can go a long way towards keeping your building’s drains clear and flowing freely.

With winter behind us, September is a good time for body corporates to inspect common property and identify any damage caused or revealed by the colder, wetter months.

A thorough spring inspection can help uncover maintenance issues early, before they develop into more costly problems. Here are some areas worth checking:

✅ Building exteriors: Look for cracks, peeling paint, damaged cladding, staining or other signs of moisture.
✅ Roofs and drainage: Check roofs, gutters, downpipes and drains for damage, leaks or blockages that may have appeared over winter.
✅ Paths and outdoor surfaces: Inspect paths, steps and paved areas for cracks, uneven surfaces, moss or slippery patches that could create a safety risk.
✅ Windows and doors: Check common-area windows and doors for damaged seals, leaks, draughts or hardware requiring attention.
✅ Lighting and security: Make sure common-area lighting, entry systems, gates and other security features are operating correctly.
✅ Trees and vegetation: Look for overgrown or damaged trees and plants that may be affecting buildings, fences, paths or power lines.

Once the inspection is complete, record any issues, prioritise urgent repairs and consider whether upcoming work needs to be included in the body corporate’s maintenance planning.

Regular inspections help protect the property, support informed budgeting and keep shared spaces safe and well maintained.

Are your building’s shared accessways clear?

Hallways, stairwells and entrances can quickly become cluttered with personal belongings, deliveries, bicycles and other items.

Keeping these areas clear helps ensure safe and easy access for residents, visitors, contractors and emergency services. Here are a few practical reminders:

✅ Hallways and Stairwells: Avoid leaving shoes, furniture, rubbish or other belongings in shared walkways where they could create a trip hazard or obstruct access.

✅ Entrances and Fire Exits: Make sure building entrances, exit routes and fire doors remain clear and easily accessible at all times.

✅ Bicycles and Larger Items: Store bicycles, scooters and other bulky belongings in designated storage areas rather than shared corridors or accessways.

A little consideration in shared spaces can help keep your building tidy, accessible and safe for everyone.

Not every decision will please everyone.

In Body Corporate living, decisions often affect multiple owners, each with different views, priorities, and expectations.

So it’s no surprise that people don’t always see things the same way.

The reality is, full agreement isn’t always possible. But decisions still need to be made with the wider community and the long-term interests of the property in mind.

This is where respectful discussion, clear communication, and being open to other perspectives can make a real difference.

A successful Body Corporate isn’t one where everyone agrees all the time. It’s one where people can work through differences, make informed decisions, and keep moving forward together.

Shared ownership means shared decision-making, and finding the right balance is simply part of the process.
