Good design is about more than how a home looks.

At Waipiko Landing, the design guidelines are there to encourage thoughtful design, from making the most of natural light and outlooks to creating a streetscape with variety and character.

In the final video of our series, Dave Strachan shares the thinking behind the guidelines and why these details matter for the people who will call Waipiko Landing home.

Thanks so much to everyone who came along to our Waipiko Landing Open Day yesterday.

The sun turned it on, and it was great to see so many people out exploring Stage 2, taking a look around the neighbourhood and enjoying the afternoon with us.

There were sections to wander, sausages on the BBQ, Mr Whippy, plenty of kids tackling the Waipiko Wildlife Trail, and lots of good conversations along the way.

A big thank you as well to everyone who helped make the day happen and to our Stage 1 residents who came along and helped make it feel like a real neighbourhood occasion.

Waipiko Landing has been planned around everyday life.

From walking and cycling links, to green outlooks, town convenience and space for future neighbourhood amenities, the wider vision is about creating a neighbourhood that feels connected, practical and easy to live in.

In this video, Dave Strachan shares how the land, the location and the long-term plan have shaped Waipiko Landing.

A little more nature in the everyday. 🌿

At Waipiko Landing, getting outside doesn’t have to mean getting in the car first.

The wetland and walking path sit right alongside the neighbourhood, creating a place for an evening walk, a weekend wander or simply a bit more green space in the everyday.

It’s one of those things that might seem small on a masterplan, but can make a real difference to how a neighbourhood feels to live in.

Your evening walk could start right outside your door.

Same land. A new chapter.

Long before Waipiko Landing began taking shape, this was farmland, part of a property cared for by the Hatwell family for decades.

Today, homes are appearing, streets are becoming lived in and a new neighbourhood is growing on that same land.

A lot has changed, but the connection to this place still matters. The history of the land has helped shape the thinking behind Waipiko Landing, creating a neighbourhood that feels connected to its surroundings, its local story and the Te Awamutu community.

From one generation to the next, the story of this land continues.
