I’ve been delivering professional services to a number of markets around the world for over 25 years both as a business owner and as an employee. It was for this reason that I decided to start up Right Move Legal. I’ve worked in many key areas of business including Government, Banking and Telecommunications. This experience has helped me develop great communication skills dealing with all walks of life, and should you instruct Right Move Legal to act for you then you’ll soon reap the benefit of my down to earth manner. I also adopt a very pragmatic approach to your conveyancing needs. It’s not all about what’s written in law here or what that says there, it’s about taking a deep breath, looking at the task ahead and devising a common sense approach to get you through your transaction.

The median price for the Bay of Plenty increased by 1.9% year-on-year to $795,000 in September 2026 📈

“First-home buyers were the most active buyer group in September, while more owner-occupiers were also taking their next step. Investor and developer activity remained limited, although some investors continued to purchase suitable properties.

Vendor expectations were generally aligned with market conditions, although some adjusted during their campaign. Open home attendance was strongest early in campaigns and tended to ease over time. Auction outcomes differed across the region, with successful sales in some areas, while elsewhere further discussion between buyers and vendors was often needed before a sale was confirmed.

Market activity was generally steady, although the lead-up to the general election, interest rates and global uncertainty shaped sentiment. Local salespeople anticipate broadly steady conditions over the next few months.”

REINZ data for September 2026 shows the median price outside Auckland was effectively unchanged on a year earlier, while lower annual sales and longer selling times reflected the measured pace of recent months. Auckland’s median price decreased by 2.6% year-on
year, contributing to the softer national result. Significant regional differences and divergence between the North and South Islands also remained evident.

Here are a few of the stats from last month 👇

1️⃣ Central Otago District set a record median price of $1,020,000 (based on 33 sales), 14.0 percent above its previous record of $895,000 set in August 2026.

2️⃣ In New Zealand, there were 800 auction sales (13.9% of all sales) in September 2026. For the same period last year, there were 878 auction sales (13.5% of all sales).

3️⃣ New listings increased year on year in four of the fifteen included regions: Auckland, Bay of Plenty, Gisborne and Marlborough.

If you’re selling your house, settlement day starts before settlement day 😊

Make sure the property is cleared, clean and ready for the new owner.

It sounds simple, but problems can arise when buyers arrive for their pre-settlement inspection and find things haven’t been done.

👉 A skip still sitting in the garden or a house that hasn’t been properly cleared can quickly create unnecessary issues between the buyer and seller.

Give yourself enough time to get everything sorted.

If you’re getting close to settlement and aren’t sure what you need to have done, talk to us.

Going unconditional is a term you’ll hear a lot when you’re buying a house 🏡

It means you’ve satisfied the conditions in your sale and purchase agreement and you’re now committed to completing the purchase.

Before that happens, you might still be working through finance, a building report, the LIM or another condition that applies to your particular purchase.

👉 Each condition has its own requirements. Having a condition in the agreement doesn’t simply mean you can change your mind about buying the property.

Once everything has been satisfied, the agreement becomes unconditional and the deposit will generally become payable according to the terms of your agreement.

If you’re buying a property and you’re not sure what conditional or unconditional means for your agreement, ask us. We’re happy to explain it.

“We talk to people.”

That was Rob’s answer when he was asked what sets Right Move Legal apart 😊

Property transactions involve a lot of paperwork because there are things we legally need to put in writing.

That doesn’t mean everything needs to be explained to you in legal language.

We want you to understand what you’re signing, what’s happening with your property and what you need to do next 👍

Rob’s view is that people make better decisions when they can ask questions without worrying about what every phone call is going to cost them.

If something doesn’t make sense, ask us.
You don’t need to know the right legal terminology first.

One thing Riaan often explains to buyers is that your LIM and building report can work together.

👉 A LIM will tell you about the building consents and compliance information the council has on record.

What it can’t necessarily tell you is whether someone has done work to the property that the council doesn’t know about.

That’s why we recommend giving the LIM and property information to your building inspector and asking them to compare the plans with what is actually there 🔍

If something doesn’t match, you can start asking questions about what work was done and whether it was consented.

Something your building inspector finds may also affect your finance or insurance.

If you’re buying a property and you’re unsure about something you’ve found in the LIM, talk to us about it.
