This house sold for $25,000 more than the better one next door.
I’m not going to tell you the address.
But I am going to tell you the story, because it’s a good one.
A week or two after we listed, another house came up for sale next door.
Ours was three bedrooms, two bathrooms.
Theirs was four bedrooms, two bathrooms.
On paper? Theirs was the better house.
But ours sold for $25,000 more.
And that didn’t happen by accident.
We didn’t just put it online and hope.
We read the LIM before launch, so there were no surprises for lawyers or banks.
We staged it properly, right down to where the furniture faced and what time of day the photos were taken.
We used the top marketing package across every platform.
And we didn’t rush it with lines like “motivated owner” or “owners have bought.”
Those lines can quietly cheapen how buyers see a home.
Marketing a property properly costs money.
For a home like this, yes, it can be five or six thousand dollars.
But when the three-bedroom sells for $25,000 more than the four-bedroom next door, it shows how much presentation, planning and patience can change the result.
Buyers make up their mind before they realise they’ve made up their mind.
