There’s a strange bit of maths in real estate.
You spend years choosing the right home. You invest in the stacker doors, the tiled bathrooms, the layout that just works. Then, when it’s time to sell, you choose your agent because they’re the cheapest.
But the real test isn’t getting the listing online. It’s what happens when a buyer loves the house, then comes in with an offer that doesn’t reflect what it’s worth.
Do they just pass the number on and ask, “What would you like to do?” Or do they know how to make the case for your property, get to the bottom of the buyer’s position and push for a better offer without blowing the deal up?
So by all means, look closely at the fee. Just look closely at who’s going to negotiate for you, too.
Want to know if they can do that? Treat it like a job interview. Ask them to tell you the story of their last three negotiations.
Not just the sale price. What did the buyer say? Where did the negotiation get stuck? What did the agent do next? What tactics and judgement helped move it forward and protect the seller’s position?
We all have Trade Me. We all run open homes. Those are the basics. The difference is in the negotiation. That’s the skill you’re investing in. Pay top dollar for it. It shouldn’t be cheap.
Because cheap is only cheap if it doesn’t cost you more in the end.
