September market update: plenty of choice, prices holding firm.

Barfoot & Thompson's September figures for Auckland:
- 768 sales, down 26% on a year ago
- Median price $940,000, up 1.1% year on year
- 1,769 new listings, up 21% on August
- 6,203 homes for sale at month's end

Managing Director Peter Thompson says vendors "may well have reached their floor price", with many movers taking a wait-and-see approach before the election.

For buyers, that means real choice and room to negotiate. For sellers, realistic pricing and strong presentation are what's getting homes sold. Landlords have good news too: September was the busiest rental month of the year, with record viewings.

Rates decision day is here — what it means for you. The Reserve Bank makes its call on interest rates today, and most economists expect another hold. Stable rates are good news for anyone weighing up buying or selling in Eastern Beaches this spring — it's one less unknown in the decision. Whatever the outcome, I'm always happy to talk through what it means for your situation.

Buyers are being choosy right now — here's how you still win. The latest REINZ figures show buyers nationwide taking their time, with some even waiting on next month's election before they commit. That's exactly the market where experience counts most — knowing how to present, price and market a home so it still gets noticed. Being part of Barfoot & Thompson's #1 Howick office two years running means your listing isn't waiting around either.

Howick's spring numbers are in — and they're moving the right way! September's just-released figures show Howick sales up and days-to-sell down from the month before — proof that well-presented homes in our area are selling faster, not slower, this spring. After 30+ years in sales, I watch these numbers every month so my sellers know exactly where they stand, not just what the headlines say. If you're weighing up listing, let's look at what's actually happening on your street.

Property or shares? It's one of the most common questions I get from investors, and the honest answer is that it depends on your goals.

Property's edge: leverage. A 20-30% deposit controls the whole asset, so growth works on the full value (but losses are magnified too).

Shares' edge: liquidity, diversification and low effort. You can sell in days, spread across hundreds of companies, and there are no tenants or maintenance.

Both have tax wrinkles (Brightline, interest deductibility, foreign investment fund rules), so speak with your accountant before assuming either is simple.

For many investors it isn't either/or, it's what role each plays in the wider portfolio. If property is on your radar, I'm happy to talk through what's realistic in Eastern Auckland right now. (General information only, not financial advice.)

Buying your first home in Eastern Auckland? Here's what's actually available right now, because a lot of what's online is out of date.

- The First Home Grant closed in May 2024, so don't budget for it.
- KiwiSaver first home withdrawal is still going: 3+ years in KiwiSaver, never owned a home, and you can withdraw everything above $1,000.
- The Kāinga Ora First Home Loan lets eligible owner-occupiers buy with a 5% deposit (income caps of about $95k single / $150k combined).

My tips: get pre-approval before you fall in love with a place, never skip the LIM and builder's inspection, start your KiwiSaver withdrawal early (it takes a few weeks), and check body corporate fees on townhouses.

Wondering what's realistic in Howick, Botany Downs, Flat Bush or East Tamaki? Let's have a no-pressure chat. (General information only, please confirm scheme details with your mortgage adviser.)

Thinking of upsizing? A softer market can work in your favour. Prices tend to move by a similar percentage, so a dip takes a bigger dollar bite out of the more expensive home you're buying than the one you're selling.

Example: sell at $900k, buy at $1.3m. With an 8% market dip, you sell for $828k and buy for $1,196k. The gap narrows from $400k to $368k, saving you $32k on the upgrade.

Then there's the longer game. At 8% growth a year, over five years the $900k home gains about $422k, while the $1.3m home gains about $610k. That's roughly $188k more equity from owning the larger asset through the cycle. (Illustrative maths only, markets can fall as well as rise.)

Botany Town Centre's Celebration of Cultures was a great reminder of what makes this part of Auckland special — a genuinely connected, diverse community that shows up for each other. It's that spirit that keeps families choosing Golflands, Howick and the wider Eastern Beaches to put down roots. If it's time to join the neighbourhood, or time to sell and start your next chapter, I'd love to chat.

REINZ's latest numbers show Auckland properties took a median 54 days to sell in August, the slowest August in a decade, with stock still piling up. More choice for buyers means sellers need sharper pricing and marketing to stand out. That's exactly where three decades of experience — and being part of Barfoot & Thompson Howick, your #1 office two years running — makes the difference.
