The Importance of a Proper Exit Inspection
An exit inspection is more than just a quick walk-through of a property. It's one of the most important steps in protecting a landlord's investment and ensuring a tenancy ends fairly.
So, what's the difference between a good property manager and a bad one?
A poor property manager might rush through the inspection, overlook damage, fail to compare the property's condition against the original entry inspection, or simply accept the property back without properly documenting its condition.
A good property manager takes a different approach.
They will:
- Thoroughly inspect the property, inside and out.
- Compare its condition against the original entry inspection report and photographs.
- Document any issues with clear photographs and detailed notes.
- Communicate with tenants about any cleaning, damage or outstanding responsibilities.
- Keep the landlord informed and ensure any necessary work is addressed promptly.
- Handle bond matters fairly and in accordance with the Residential Tenancies Act.
Why does this matter?
A poorly completed exit inspection can leave landlords paying for damage that should have been addressed, create unnecessary disputes and delay getting the property ready for the next tenancy.
At Ray White Nexus, we understand that the small details matter. Our approach is thorough, fair and focused on protecting your investment while ensuring both landlords and tenants are treated appropriately.
