🎉 Now Open in New Lynn - Hobby Lords West Auckland! 🎲🃏

Berryman Real Estate is proud to have secured this prime Totara Avenue location for Hobby Lords West Auckland, the newest destination for trading card games, board games, role-playing games, tabletop gaming, and more.

The excitement surrounding the opening has been outstanding. Last Friday's launch saw queues stretching around the block, with enthusiastic customers turning out in force to experience the new store. The momentum has continued in the days since, with strong visitor numbers highlighting the demand for a dedicated hobby gaming destination in West Auckland.

We were delighted to act on behalf of the property owner and facilitate the lease transaction, helping bring this exciting business to New Lynn and contribute to the area's growing retail and entertainment offering.

Congratulations to the Hobby Lords team on a fantastic opening and welcome to the neighbourhood!

Overall Real Estate Market Summary for Houses for Sale in New Lynn - July 2026

July's data suggests an improving market dynamic. New stock levels have fallen, properties are selling more quickly, and vendors appear to be meeting the market more effectively than they were a month ago. While online search activity has continued to trend lower over the past three months, the reduction in days on site indicates that active buyers remain engaged and willing to transact when properties are well positioned. Overall, the market appears healthier than it did in June, with signs that supply and demand are moving back into balance.

Search Activity
Search activity declined from approximately 46,000 searches in June to 39,000 in July, continuing a broader three-month downward trend from March's peak. While this may indicate some softening in buyer enquiry levels, it is worth noting that Trade Me's search volumes remain historically elevated. Part of the longer-term increase in activity may reflect Trade Me continuing to strengthen its market share and audience reach, making direct comparisons with earlier years less meaningful. The more important observation is that enquiry levels have eased recently, even as properties are selling faster.

New Listings
New listings dropped significantly from 30 properties in June to 23 in July. This reduction in fresh stock eases some of the competitive pressure sellers have been facing over recent months and reduces buyer choice. Fewer new listings entering the market, combined with faster selling times, suggests the local market may be moving back towards a more balanced supply-demand position after a period of elevated inventory growth.

Days on Site
The standout change in July was the improvement in selling times, with average days on site falling from 65 days to 46 days. This effectively reverses June's sharp increase and suggests buyers are acting more decisively when they find value. While the market remains competitive, the reduction in time on market points to a better alignment between vendor expectations and buyer willingness to transact.

Here's what happened with New Lynn Houses for sale in June this year. The underlying message from the data is that the market is becoming more competitive for sellers. Buyer interest remains solid, but rising stock levels and longer selling times indicate that purchasers are becoming increasingly disciplined and price-sensitive. Vendors appear to be holding price expectations relatively steady, yet market behaviour suggests buyers are taking their time and negotiating harder. Unless buyer demand strengthens materially, sellers who are realistic on price are likely to be rewarded with stronger engagement than those testing the market.

Days on Site
The sharp increase in days on site suggests a growing disconnect between vendor expectations and buyer willingness to pay. With properties taking considerably longer to sell despite healthy search activity, buyers appear to be more selective and resistant to overpricing. This points to a market where purchasers have greater negotiating power and vendors may need to adjust price expectations to achieve a sale.

Property Price Index (Asking Prices)
The relative stability of the Property Price Index should not be interpreted as evidence that sale prices are holding firm, as the index is based on advertised asking prices rather than achieved sales. What the data actually suggests is that vendors have largely maintained their pricing expectations despite properties taking longer to sell. When viewed alongside increasing days on site, it raises the possibility that asking prices are not fully aligned with current buyer sentiment and market reality.

New Listings
The increase in new listings is adding to the level of competition among sellers. Combined with longer selling periods, this suggests supply is growing faster than buyer absorption. More choice gives purchasers greater leverage and reduces any urgency to act quickly, which can place downward pressure on vendor expectations over time.

Search Activity
Search activity remains strong, which is encouraging because it indicates buyer interest has not disappeared. The key takeaway is that the market appears to have an "action gap" rather than an "interest gap"—people are still looking, but fewer are converting that interest into immediate purchases. This often occurs when buyers believe better value or negotiating opportunities may emerge as stock levels increase.

Price Range Distribution
The concentration of listings around the middle price brackets reflects New Lynn's role as a mainstream owner-occupier market. The smaller number of higher-priced properties should not be viewed as a luxury segment; in most cases these price points are driven by large development sites, subdivision potential, or significant landholdings rather than premium housing stock. As a result, the upper end of the distribution is more closely linked to development economics than traditional residential demand.

The market has shifted.
We're seeing more properties come to market, fewer buyers attending open homes, and auction clearance rates are softening.
Buyer sentiment has also changed. We've moved from FOMO (Fear of Missing Out) to FOOP (Fear of Overpaying). Buyers are taking their time, doing their research, and negotiating harder than they have in recent years.
At the same time, many sellers are still holding onto price expectations shaped by a different market. The reality is that today's buyers are determining today's values.
The good news? Properties are still selling when sellers align with current market conditions. And for those who are also purchasing their next home, remember that you're buying in the very same market—meaning you'll likely benefit from greater choice and stronger negotiating power on your next purchase as well.
In any market, success comes from understanding the conditions and adapting accordingly.
If you're considering selling and would like an honest assessment of where your property sits in today's market, we'd be happy to help. Call (09) 827 1187 or email [email protected]
