Hi all,

It's been a great week for us, with another open home today at 2/30 Kea Place, Māngere Bridge.

We're keeping busy with a property staging scheduled for Tuesday on one of Māngere Bridge's top streets, and we have an appraisal booked for Labour Day. No rest for the wicked! We're here to get you sold, so you can focus on your next move.

One of the highlights of our week was spending time with Vinnies at their distribution centre on Thursday. What an incredible experience! We rolled up our sleeves and packed an amazing 450 boxes in just three hours, which were then loaded onto pallets ready for distribution next week.

Most importantly, we had the privilege of working alongside such a wonderful group of people. The team at Vinnies showed so much aroha, heart, and dedication to helping others. I was proud to be able to contribute and look forward to supporting them again whenever I can.

I hope you're all having a fantastic day. The weather is absolutely gorgeous, making it the perfect start to the long weekend.

Hi all,
I worked remotley in Whangamata and out of it we are doing an appraisal to do next week. I have some lovely early morning shots of the beach on the only fine day we had.
Brad Olsen writes a good article on the property market and the NZ Elections.

According to Infometrics economist Brad Olsen, the NZ election has little impact on property compared with interest rates, job security and affordability.

For homeowners, rising interest rates remain the biggest concern, with the Reserve Bank operating independently of politics. Labour’s proposed capital gains tax would exempt the family home.

First-home buyers have more choice, but affordability remains a challenge. Ultimately, personal life events matter more to property decisions than politics.

Hi all,
1/5 Wellesley Road in Mangere Bridge has finally settled. Our buyers are keen to get into the Mangere Bridge community activities.

Some tips from our head office team about how to make your property stand out this selling season.

Spring is traditionally one of the busiest times to sell property. Gardens are in bloom, days are longer, and homes are often looking their best.

But with plenty of properties on the market, the season alone may not be enough to secure a premium result. Preparation, presentation, realistic pricing and effective marketing can all make a difference.

Bayleys Head of Insights and Data Chris Farhi says spring typically brings an increase in listings and sales, but the relationship between the two is key.

“The main thing you see during spring is a lot more listings coming to market, so more supply, and associated with that, we also see an uptick in the amount that is sold,” he says.

In autumn and winter, fewer properties come to market, yet the sales rate remains relatively steady. When sales are measured against listings, activity is consistent throughout the year.

Spring’s busy market is largely driven by greater supply. More homeowners choose to sell, creating more transactions — but standing out from the competition still matters.
Talking Spring, I've got tomatoes, and if you look closely, you will spy it flowering. I am having to water now.

Hello,
I have gotten used to daylight saving now and am enjoying the evenings outdoors gardening. I have kept up my new exercise, and I am feeling better because of it.

2 Kaokao in Mangere settled on Friday, and our new buyer loves her new home as I do.

29 James St, Mangere East is live, and you will find it in the e - View below.

I've added a nice picture of a driveway entrance. How good does that look? Coming home after work and enjoying that would be wonderful.

Hi all,

It’s been a busy week with final inspections and settlements — always a very pleasing part of the process and the end of a journey with our buyers and sellers.

You become quite close to both buyers and sellers over the sale period, so there’s always a little bit of a void once everything has settled and everyone moves on with their lives. It’s such a privilege to be part of these important milestones.

I’m also delighted to share that 1/5 Wellesley Road, Māngere Bridge has sold to a lovely couple who are now starting their life together in their very first home.

On a personal note, after a long winter and a particularly nasty bout of flu, I’ve finally started a fitness campaign! I’m very pleased with myself for making it up and down the Maunga for the first time in six months. 💪

The goal is to do it twice a week, so I’ll keep you posted on the progress — hopefully the next update will be about how much easier it’s getting!

Have a great week, everyone!

Hello from Whangamata, I've been working remotely while my house gets painted. It's looking great!
Roger has been on the tools and this is the before picture of doors going in. I won't be cleaning the house until the job is completed, saw dust every where. We are waiting for a guy to arrive with the door. He's on Beach time - 2 hours late!!

Francis and I have another couple of properties coming to market soon. We are pleased our vendors are motivated, spending the time and money getting their properties market ready, they under stand it's a buyers market and their properties must stand head and shoulders above the competition.
I'm convinced this is why we get top dollar and sell in a timely manner.

Hello everyone!
It looks like we’ve suddenly woken up to the fact that we’re on the downward slide to Christmas! Yikes — where has the year gone? There’s so much to do and so little time, and somehow the countdown seems to get faster every year.

Oh, and by the way, I’ve had my house painted! I went with a fairly neutral palette, but what a difference it has made. Everything looks so fresh, clean and beautifully straight — it feels like a whole new house.

The birds have also decided it’s time to get the day started, with their morning chorus kicking off around 4.00-ish. And with daylight saving just around the corner, that early wake-up call will only feel earlier! Looks like we’ll all be up and about before we know it.
I planted my veggie garden a few weeks ago with Roger and enjoyed my first lettuce pick for a BLT sandwich; it didn't disappoint either.

Francis and I have listings coming to market shortly we will keep you posted.
Here is a 5-star referral letter from a client I'd like to share with you all. I'm here to show you the skills I bring to the table in this difficult market and get them sold!!.

9 Muir Avenue, Mangere Bridge, Auckland 5-star review in a challenging market

Exceptional from Start to Finish!
I had an excellent experience working with Jos. She truly went above and beyond, showing a high level of care, flexibility, and support throughout the entire process.
My property wasn’t the easiest to sell, but Jos approached every challenge with dedication and determination.

Her experience really shone through in her clear communication, guidance, and exceptional understanding of the market. I always felt confident in Jos' advice and trusted her judgment at every stage.

Jos is without a doubt, someone i would use again, and highly recommend as a committed and capable professional.

Hi all,

I got caught up with things on Friday and have only just cleared the desk after a busy weekend of open homes.

I have definitely got spring fever! I’ve had the house painted, Roger has cut down a diseased apple tree for me, and the garden is now planted with veggies and flowers. It's flourishing, and delightful to see.

I also had coffee last week at Monte Cecilia and took some photos of a few of the sculptures there. The food is very good, and the place was pumping — definitely worth a visit and a walk around the grounds. I had a lovely couple of hours there before work started; I've included a few pictures.

I’ve added the eDM for your perusal — enjoy! Link: http://digimag.bayleys.co.nz/digimag-3926

Cheers,
Jos

Hi all,

A quick update on a few of our Mangere Bridge properties:

Wellesley Road, Mangere Bridge has a conditional offer which was written up after the auction on Wednesday night, and is still open to other offers. We have very realistic vendors who are willing to meet the market, so if you’re interested, do come along and see the property for yourself; it has a spectacular blossom tree in the front yard which I've taken a picture of. The open home is Saturday 29th August 2.00 - 3.00pm

1/25 Wellesley Road is open to view Saturday 29th August 2.00 - 2.30pm.

2 Kaokao, has it's open home at 11.00 Saturday 29th August.

So, if any of these properties have caught your eye, there is still an opportunity to view them and put forward an offer.

On a more personal note, I’ve really enjoyed getting out for my walks with mates lately. We’ve spied some gorgeous little lambs at Ambury Farm, and there are also some lovely signs of spring appearing in Cornwall Park.

I’ll attach a few photos for you to enjoy.

And here’s the link to our latest E-Magazine:

Have a great weekend
