Stonefields sold 43 homes in the last 6 months. That's about 7 a month.
Massey and Henderson sold 448 across the same period — roughly 75 a month.
Same city. Same six months. Very different markets — and it matters if you're thinking of selling.
A quiet market sounds bad. Usually it isn't. Fewer listings means fewer homes competing with yours, and the buyers who are looking have less to choose from. Stonefields also has consistent housing stock, built to one plan, so values here move together instead of one street dragging another down.
A busy market is the opposite. Plenty of choice, so buyers can walk away and wait — which means your price has to be right from day one, not tested.
Neither is better. They just need different strategies.
Most people have no idea which market they're actually selling into. That's the first thing an appraisal works out.
