🏡 LET'S TALK PROPERTY!

If you owned a home on Auckland's North Shore and were thinking about selling, would you:

🤔 A. Sell now and see what the market brings?

⏳ B. Wait until you think the market improves?

💰 C. Sell if the right buyer came along at the right price?

There's no one-size-fits-all answer. It depends on your property, your plans and what buyers are prepared to pay.

After more than 25 years in real estate, I've learnt that timing matters, but so do pricing, presentation and having the right strategy.

I'm always happy to chat about what's happening locally, even if you're only thinking about selling sometime next year.

So, which would you choose — A, B or C? I'd love to hear your thoughts! 👇

Could the tide be turning across the Tasman?

For decades, the story has been Kiwis heading to Australia for better wages, more opportunities and a different lifestyle.

But I’m starting to wonder whether we could see more Australians looking in the opposite direction.

Australia is facing a huge debate around housing affordability, migration, infrastructure and the cost of living, while New Zealand's housing market has gone through a significant reset from the highs of 2021.

With NZ house prices still well below their peak, more choice for buyers and Australians able to live and work here relatively easily, New Zealand could start looking quite interesting to some Australians — particularly those who already have family or connections here.

I checked the latest figures, and there is a particularly interesting development right now: the Australian dollar is around NZ$1.24, meaning A$1 buys roughly NZ$1.24. The AUD/NZD rate recently reached almost 1.25, its highest level since early 2013.

And yesterday the RBA raised Australia's cash rate again to 4.60% — its highest level since late 2011.

And let's not forget the lifestyle.

For someone comparing the cost of buying a home in Sydney, Melbourne, Brisbane or the Gold Coast with what they can buy in Auckland, North Shore or elsewhere in NZ, the numbers may be worth looking at.

I’m not suggesting we're about to see an Australian exodus — but I do think the old assumption that the migration flow only goes one way is worth questioning.

Could we see more Australians deciding that perhaps the grass isn't always greener across the Tasman? 🇳🇿

It will be an interesting one to watch for the NZ property market.

Plan Change 120 – What You Need to Know

Auckland Council has revised Plan Change 120 (PC120), significantly changing where future housing can be built. Around 85% of Auckland will remain under the existing 2016 Unitary Plan rules, with most higher-density development focused around the city centre and rapid transit.

Key Changes
Higher-density development is concentrated within 10 km of the city centre, around rapid transit stations, metropolitan centres and selected town centres.
Most suburban areas beyond 10 km will continue under the 2016 Auckland Unitary Plan.
Stronger natural hazard rules now apply to flood-prone, coastal and landslide-risk areas, with some already having legal effect.
Developers will also need to demonstrate that water and wastewater infrastructure can support proposed developments.
What This Means
Properties close to rapid transit and the city centre retain the greatest development potential.
Most suburban properties will not receive the additional intensification originally proposed.
Hazard overlays may have a greater impact on development potential than zoning alone.
PC120 is not yet final. A further public submission period is expected from late August 2026, with final decisions anticipated in mid-2027.
Before Buying or Developing
Check both the operative Auckland Unitary Plan and the PC120 Map Viewer.
Review hazard overlays carefully.
Confirm Watercare servicing capacity early.
If your project relies on proposed zoning changes, allow for the possibility of further amendments before PC120 becomes operative.

In summary: Auckland's future growth will be concentrated around existing transport infrastructure, while most suburban areas will continue under the 2016 planning rules, with greater emphasis on avoiding development in natural hazard areas.

🏡 North Shore Property Market Update – July 2026

If you've been wondering what's happening in our local property market, here's a quick snapshot.

The Auckland market continues to show encouraging signs of stability. Lower interest rates and improving consumer confidence are bringing more buyers back into the market, although they remain careful and selective with their purchasing decisions.

Here's what I'm seeing across the North Shore:

✅ Buyer enquiry is steadily improving.

✅ Well-presented homes that are priced realistically are attracting strong interest and, in many cases, multiple buyers.

✅ There is still plenty of choice for buyers, so presentation and pricing remain more important than ever.

In my local areas of Beach Haven, Birkdale, Birkenhead, Bayview, Castor Bay, Milford, Takapuna and other North Shore areas, we're continuing to see healthy activity, with around 45–46 properties currently available in Beach Haven alone, giving buyers a wide range of options.

Properties offering:
• Development potential
• Home and income opportunities
• Modern renovations
• Great school zones
• Water views or easy ferry access

continue to generate strong enquiry when marketed correctly.

The key message? Buyers are still buying—but they're taking their time and doing their homework. Homes that are well presented and strategically priced continue to achieve excellent results.

If you're curious about what your home might be worth in today's market, or would simply like to know what a property in your street has recently sold for, I'd be delighted to help.

📞 Feel free to send me a message anytime for a confidential, no-obligation chat.
