HOW MANY 9INCH BLOCKS SHOULD A BAG OF CEMENT PRODUCE?

This is one of the most common questions on site, and it’s a very important one because it determines the strength and quality of your blocks.

A standard bag of cement, when mixed with the right ratio of sand and water, should give you an average of 20 to 30 pieces of solid 9-inch blocks.

Anything far above this range means too much sand or too little cement is being used, and that will make the blocks weak and brittle.

Weak blocks may look fine at first, but over time they crack easily, can’t carry heavy loads, and reduce the lifespan of your building.

Remember, block quality is not about quantity but strength. It’s better to get 25 strong blocks from a bag of cement than 40 weak ones that will fail when you start laying them.

If you are buying blocks, always ask how many blocks they produce per bag, check their curing process, and inspect a sample for strength.

“You have land somewhere in Nigeria and you have never done a title search. Here is how to find out in 24 hours whether what you own actually belongs to you.”

Let me tell you something, that land was sold to three different people. Or it sits inside a government acquisition zone. Or the title was forged.
And the person who thought they owned land discovers they own nothing.

This happens because you never did a title search.
Here is how to do one. Right now. Today.

What Is A Title Search?
A title search is a formal investigation at the Land Registry confirming who legally owns a piece of land and whether there are any encumbrances — court orders, mortgages, government acquisitions or competing claims — on it.

Under the Land Use Act 1978 all land in Nigeria is vested in the Governor of each state. What you own is a right of occupancy. And that right must be verifiable at the Land Registry.
If it is not there — it does not legally exist.

Step 1 — Get The Title Documents
Gather whatever documents you have.
Certificate of Occupancy. Deed of Assignment. Survey Plan. Receipt of purchase.
Write down the plot number, block number and the name the title is registered under.

Step 2 — Visit The Land Registry
Go to the Land Registry in the state where the land is located.

Lagos — Lagos State Land Registry, Block 16 The Secretariat Alausa Ikeja. Open Monday to Friday 8am to 4pm.

Abuja — AGIS — Abuja Geographic Information Systems — No 1 Maputo Street Wuse Zone 3 Abuja.
Rivers — Rivers State Land Registry, Government House Annex Port Harcourt.

Walk to the Search Section. Tell them you want to conduct a title search. Present your documents.

Step 3 — Pay The Search Fee
Search fees vary by state.
Lagos — approximately ₦5,000 to ₦15,000 depending on the type of search.
Abuja — approximately ₦10,000 to ₦20,000.
Akwa Ibom - approximately ₦10,000 to ₦15,000
Rivers — approximately ₦5,000 to ₦10,000.
Pay at the designated payment counter. Collect your receipt.

Step 4 — Receive Your Search Report
A standard search report is processed within 24 to 48 hours in most states.

The report will confirm who the registered owner is. Whether the title is genuine. Whether there are any encumbrances. And whether the land falls within a government acquisition zone.

That last point is critical.
Large portions of land in Lagos — particularly in Lekki, Ibeju, Ajah and Victoria Island — fall within government acquisition areas. Building there without confirmation is a risk most Nigerians take unknowingly.

What To Do With The Results
If the search confirms your title is clean — perfect. Now ensure your documents are properly stamped under the Stamp Duties Act and registered at the Land Registry.

If the search reveals a problem — do not panic. Engage a property lawyer immediately before taking any further action.
And if you are about to buy land — never pay a single kobo before this search is completed.

Under the Land Use Act 1978 and the Registration of Titles Law — an unregistered title has no legal effect against third parties. Meaning someone else can register the same land after you and their title will be superior to yours in court.
Register. Verify. Protect.

That's rising damp — and it's a serious structural and health problem.

What's happening:

Ground moisture is being absorbed upward through the wall by capillary action. Water travels up through the blocks and mortar, carrying salts with it. When it evaporates, it leaves those salts behind — which is what causes the paint to bubble, crack, and peel like you see in that photo.

Why it's dangerous:

- Weakens the wall over time — salt crystallization physically breaks down the render and eventually the blocks themselves
- Breeds mold and fungi — the dark staining is usually black mold, which is a respiratory health hazard for occupants
- Corrodes reinforcement — if moisture reaches the steel rods inside, they rust and expand, causing the concrete to crack (this is called spalling)
- Destroys finishes repeatedly — you can repaint it 10 times, the problem keeps coming back if the root cause isn't fixed

The root cause in most Nigerian buildings:

Either the DPC (Damp Proof Course) was skipped, done wrongly, or has failed.

The DPC is a horizontal moisture barrier laid at plinth level during construction to stop ground water from rising. Many contractors skip it to cut costs, or they use substandard materials.

Some people think lease, tenancy, and mortgage
are the same thing.

My dear, they are not twins.

They are only neighbours in law.

A TENANCY is when somebody pays rent to stay in a house for a period of time.

Example: You pay yearly rent to live in a flat. You are a tenant.

A LEASE is almost like tenancy, but usually for a longer period and with stronger legal agreement.

Example: Somebody gives you land or a property to use for 20 years, 50 years, or even 99 years.

That is lease.

A MORTGAGE is different completely.

Mortgage is when you use your land, house, or property as security to collect loan or money.

If you fail to pay, the property can be taken legally.

So in simple English:

In Tenancy you “Pay rent and stay.”

In Lease you have “Longer agreement to use property.”

In Mortgage you “Use property to collect loan.”

Imagine this:

Tenant: “I want to stay.”

Lease holder: “I want to control this property for long.”

Mortgage borrower: “I need money first.”

Many people are signing documents without knowing whether they are tenants, lease holders, or mortgaging their property.

Please read documents very well before signing.

Before you sign that paper because they offered you cold malt and meat pie, know whether it is tenancy, lease, or mortgage first.
