A lot of buyers in Port Harcourt don't realise that a Deed of Assignment and a Certificate of Occupancy are NOT the same thing — and the difference matters enormously if a dispute ever arises. 📄

Here's the distinction:

📝 Deed of Assignment/Conveyance: Transfers ownership from seller to buyer, but doesn't itself carry full government-recognised title.

🏛️ Certificate of Occupancy (C of O): The strongest title document in Nigeria — issued directly by the state government, confirming your legal right to occupy and use the land.

Many properties in PH are sold with Deed of Conveyance only, with C of O "in process." That's not automatically a red flag — but you MUST know exactly where that process stands before you pay.
