If you hold as tenants in common, the deceased’s share goes to their estate. That means you may suddenly co-own with their spouse, children or relatives, and you will wait for Letters of Administration or Probate before anything moves.

And if the paperwork is silent, courts often look at who contributed what. That is a long, expensive fight nobody planned for.

Buying together is not the risk. Buying together without a written agreement is.

Before you pool money for property, put it in writing. Define your shares, what happens if one of you dies, and who gets first right to buy out the other.

Your future self, and your family, will thank you.

Here’s how it happens.

FCTA revokes land allocations for a few reasons. Non-development within the required timeline. Unpaid ground rent. Using the land for something other than what it was allocated for. Sometimes the original allocation itself was irregular from the start.

When revocation happens, the land reverts to government. But in many cases the revocation notice is never properly gazetted or served, and the property keeps changing hands. Every new buyer does a paper to paper check with the seller’s documents instead of going back to FCTA’s own records. The title looks clean on its face. The land underneath it is not.

Signs worth paying attention to. Land that has sat undeveloped for years in a location where that is unusual. Ownership that has changed hands several times in a short period. A seller who cannot produce a recent, independent search from FCTA’s Land Administration department. No verifiable ground rent payment history.

This is why due diligence has to go beyond the document in front of you.
