WHY LOCATION MATTERS MORE THAN YOU THINK WHEN BUYING LAND
Two people can buy land at the same time, invest different amounts of money, and experience completely different results.
What makes the difference?
LOCATION! LOCATION!! LOCATION!!!
When it comes to real estate investment, buying land is not just about how much money you have today. It is about where the land is located, what is happening around it, and what that location could mean for your future.
Let me give you 5 reasons why location matters when buying land in Anambra State.
1. LOCATION CAN DETERMINE YOUR PROFIT.
A piece of land in an area experiencing genuine development may appreciate faster than another property in a location with little economic activity.
But let me tell you something: not every developing area will appreciate at the same rate.
You must understand the location, study the market, and know what you are buying into.
Donβt just buy land because somebody told you that the area will become the next big thing.
Do your research.
2. ACCESSIBILITY MATTERS A LOT.
How easy is it to access the land?
Are there good roads leading to the property, or are you depending entirely on promises that a road will be constructed in the future?
What is the transportation situation like?
How close is the property to major roads and important facilities?
These are questions you must ask before making payment.
A property that is difficult to access may take longer to attract buyers, depending on the market and the intended use.
3. PAY ATTENTION TO DEVELOPMENT AROUND THE LOCATION.
Before you buy land, look at what is happening around the area.
Are people building houses?
Are residential estates springing up?
Are schools, hospitals, commercial centres and other important facilities developing around the location?
These are some of the things that can influence future demand for land.
Donβt just listen to what a salesperson tells you about future development. Look at the evidence on the ground and verify any major claims.
4. YOUR PURPOSE SHOULD DETERMINE YOUR LOCATION.
Are you buying land to build your personal house?
Do you want to develop rental apartments?
Are you planning to establish a commercial property?
Or are you buying to resell in the future?
You must understand that the location suitable for building your dream home may not be the best location for a commercial investment.
Your purpose should determine the kind of location you choose.
This is why I always encourage people to understand their investment goals before buying land.
5. A GOOD LOCATION DOES NOT REPLACE PROPER VERIFICATION.
This is where many people make costly mistakes.
They see a beautiful location, hear stories about future development, and rush to pay for land without conducting proper due diligence.
Donβt make that mistake.
Verify the ownership of the land.
Check the title documents.
Confirm the survey and boundaries.
Investigate any government acquisition, planning restrictions or disputes affecting the property.
Make sure there is legal access to the land.
Where necessary, engage an independent property lawyer and a qualified surveyor to help you verify everything.
Remember, a good location does not automatically make every piece of land a good investment.
LET ME TELL YOU SOMETHING.
In real estate, the money you make can depend heavily on the decisions you make before you buy.
The right location, purchased at the right price and properly verified, can position you for better investment opportunities.
But if you buy blindly because of promises, you may end up tying down your money for years.
Donβt buy land because everybody is buying in that area.
Donβt buy because somebody promised you that the price will double in six months.
Understand the location. Study the market. Verify the documents. Know your purpose.
