Malaysia’s property transactions likely to pick up in 2023, says Irhamy Valuers CEO

KUALA LUMPUR, Nov 30 — Despite the uncertainty after the 15th General Election results, the stability achieved with the appointment of Malaysia’s 10th Prime Minister will have a positive impact on the commercial and industrial property markets in 2023.

Irhamy Valuers International founder and chief executive officer Irhamy Ahmad said in a statement that transactions are expected to pick up in line with investor confidence. Irhamy Valuers International is part of global property technology company Juwai IQI.

Irhamy said the country’s 2023 economic performance is likely to be backed by strong fundamentals and Malaysia’s diversified economic structure.

“Ongoing policy support will cushion the impact of the rising cost of living and mitigate the downside risks stemming from prolonged geopolitical uncertainties and tightening global financial conditions,” he said.

As the economy continues to improve, more people are looking to buy, enabling sellers to raise prices.

'Greater clarity emerging for Malaysia under Anwar's leadership after years of political instability'

KUALA LUMPUR: With a second shot at power, Pakatan Harapan (PH) is unlikely to repeat the mistakes it made during its first tenure, particularly with Datuk Seri Anwar Ibrahim firmly seated at the helm.

AHAM Asset Management Bhd (AHAM Capital), in its recent research note 'Clarity emerging for Malaysia' dated Nov 30, discussed what Malaysia's political future holds and what investment opportunities may await.

AHAM Capital, formerly Affin Hwang Asset Management Bhd is an independently-managed, institutionally-owned asset management firm.

Eyes on Cabinet Formation

AHAM Capital said while the unity government had yet to be unveiled at the time of writing, expectations are high for a "much leaner Cabinet comprising a mix of technocrats and politicians that would help drive economic policies."

Key cabinet roles such as finance could set the tone for other ministries, so monitoring them would be important, it said.

"It is hoped that the new unity government which effectively commands a two-third majority in Parliament would be able to close ranks and restore political stability in order to carry out much needed fiscal and institutional reforms to attract foreign interest and invigorate the economy.

"These include broadening the country's revenue tax base and rationalising a ballooning subsidy bill that is projected to hit RM80 billion this year."

If these reforms can be effectively carried out, AHAM Capital foresees a reversal of foreign fund flows and one that would help revitalise the local equity market.

PETALING JAYA: There is already an uptick in asking prices for residential property in Malaysia, a sign that demand has returned to the market.

This has been attributed to the better financial position among Malaysians that has enabled buyers to keep up with mortgage payments and sellers to raise prices.

PropertyGuru, an online property portal that covers Asia, noted that Malaysia and Vietnam, where the property market has also seen improvement, have recorded the highest gross domestic product (GDP) growth in the Southeast Asian region.

In the second quarter of this year, Q2 2022, Malaysia saw its GDP expand 8.9% while in Vietnam the GDP rose 7.7% year-on-year (y-o-y) as economies returned to pre-pandemic levels and labour markets tightened in Malaysia as well as neighbours Vietnam, Thailand, Indonesia and Singapore.

As the economy continues to improve, more people are looking to buy, enabling sellers to raise prices.

The selling prices of residential properties in the country will likely increase by 5% to 20% soon.

Real Estate and Housing Developers’ Association immediate past chairman Tan Hun Beng told StarBiz that a price hike was in the offing and likely to happen before the end of the year, as construction costs had increased substantially.
