What does 'fast growing area' mean? If you are looking for land outside Nairobi in places like Kenol, Sagana, Karatina, or further up towards Nyeri and Nanyuki, growing area' gets used a lot.

What matters: is there reliable transport in and out? Is there a reason why people are moving there, work, farming, a market centre, a school? Is water accessible without drilling super deep? Is the area zoned for what you actually want to build? (Nanyuki👀)

Fast growing is just a marketing phrase. Be smart when looking for plots, or contact me @0740647281

Another mistake I see often: someone buys a plot without ever walking the actual boundary on foot. They see it from the car, or from a distance, and that's it. Walk it. All four corners. Stand where your gate would be. A plot looks very different from inside its own boundary than it does from the road.

Before you buy a plot because it's 'cheap' ask yourself why its cheap.

Sometimes it is a good deal. Sometimes it is cheap because the access roads are bad, it floods, or there is a title issue (biggest culprit, hapa ni kuoshwa) or it is sitting somewhere no one wants to live and will not be coming for a long time.

Solution: Do your reseach. If similar parcels around are going for roughly the same price, good. Lakini k**a ni deal unaambiwa unaangukia, wewe ndio unaangukiwa.

I was at a site visit on Saturday and the client asked me a question: "What happens to this plot if it rains for a week straight?"

Well, we're about to find out soon😂

Another client once told me they don't care if it floods or not. Juu kukinyesha mvua kubwa vizuri maji itasimama kila mahali mpaka Thika road. They just look for a plot they can afford, watapambana na mambo ingine baade.

What do you think?

5 Million 50/100 Plot vs 5 Million for 5Acres.

If you had 5m, would you rather buy a 50/100 plot in a municipality or 5 acres of 1m each in a remote area? Of course it seems obvious, get the bigger piece of land, more space for value.

But before reaching such conclusions kwanza tunafaa tuelewe hizi vitu mbili. 50/100 plot and an acre are two completely diffrent things, and not just that one is bigger and the other smaller.

A 50/100 is purely an investment vehicle esp in municipality areas (hutapata full acres in towns like Nairobi, Thika etc). They are purely for residential & commercial developent (homes, flats, biashara etc) and as tools for buy and hold capital appreciation (thus can be used as collateral for financial institutions without losing value). Usijaribu kufanya vitubza ufala k**a kulima mahindi hapa.

Big but cheap remote parcels on the other hand hardly enjoy the same advantages. Hizi most of the time ziko ushago and other undeveloped areas. Hii labda sasa ufanye ukulima peke yake. Usijaribu kuchukua loan against title ya hiyo shamba yako ya majani chai. It will be severely undervalued. Finance institutions understand this. Location matters most.

So ukiona shamba inauzwa mahali and they are using language like '100m from tarmac','water & electricity available' don't just dismiss that as marketing tactics.
Before you buy land other than taking precautions usiconiwe these are some of the other things to consider.

Beacon Certificate and Re-survey

The beacons on the ground and the boundaries on paper do not always agree, and that gap is where disputes are born.

A beacon certificate, issued after a licensed surveyor re-establishes your plot's boundaries, confirms exactly where your land starts and ends on the ground, matching what's registered.

I recommend this right after transfer, before you fence & build. It costs a small fee and a short wait. It saves you from a neighbour dispute five years from now.
