MANHATTAN MARKET UPDATE 🏙️ | JUNE–AUGUST 2026
Manhattan’s summer market told a clear story: buyers are still active, inventory is getting tighter, and correct pricing matters more than ever.
June opened strong with 1,150 contracts signed, up 13% year-over-year. July followed with 953 contracts, up 5% from last year and 7% above the 10-year July average. By August, the typical summer slowdown arrived, with 799 contracts signed, down 6% year-over-year.
The bigger story, though, is inventory. Active listings declined from 7,182 in June to only 4,992 in August—the lowest August inventory since 2015. With fewer properties available, limited supply continues to provide support for the market even as overall transaction volume has cooled.
At the high end, Manhattan showed notable resilience. $5M+ contracts increased 13% year-over-year in August, even while the broader market slowed.
So, what does this mean as we head into the fall market? Manhattan isn’t a one-size-fits-all market. Well-priced, well-positioned properties are still attracting buyers, while buyers are increasingly selective—and more willing to negotiate when a property is priced above where the market sees value.
Low inventory + resilient demand = opportunity, but strategy matters.
If you’re thinking of buying or selling—or simply want to know where your property stands in today’s Manhattan market—let’s talk.
