💰 Selling Property? Don’t Forget Capital Gains Tax.
Many property owners focus on “How much profit did I make?” but forget to ask “How much tax will I have to pay?”
Here’s a simple illustration:
🏠 Bought for ₹50 lakh
➡️ Sold later for ₹80 lakh
➡️ Eligible selling/improvement costs: ₹5 lakh
➡️ Approx. long-term capital gain: ₹25 lakh
➡️ At 12.5% LTCG: ₹3.125 lakh tax, before applicable cess/surcharge.
For property transferred on or after 23 July 2024, long-term capital gains are generally taxed at 12.5% without indexation. Resident individuals/HUFs selling land or buildings acquired before 23 July 2024 may have a grandfathering option involving 20% tax with indexation if that produces a lower tax liability.
