Residential real estate is moving from buying an asset to choosing a way of life.
As homes take on a larger role in how people work, unwind and spend their time, buyers are becoming more deliberate about where and how they want to live.

In The Long View, Avinash Suresh, CEO – Residential Real Estate, discusses this shift and the thinking shaping the next phase of DivyaSree Residential.

Hyderabad’s GCC ecosystem is growing - and the demand it creates is evolving with it.

With 515+ GCCs already employing over three lakh professionals, the city is projected to see another 8–12 million sq. ft. of office demand over the next three to five years. The next wave of growth will call for workplaces that are not just larger, but more adaptable, connected and equipped for changing enterprise needs.

For Hyderabad, the opportunity is no longer just about adding office space. It’s about building the spaces that growth will need.

What if Bengaluru’s traffic problem isn’t really a transport problem?

The second edition of the CVU India – Karnataka Chapter Round Table was hosted by DivyaSree at DivyaSree Chambers on “The Human City: Urban Mobility & Transportation.”

While earlier conversations centred on the metro and public transport, this session looked at how the city itself is organised. When home, work, school, hospital and market are close together, daily life needs fewer trips. The discussion pointed to self-sufficient neighbourhoods, where most daily needs are met within 30 minutes, as a promising direction. Participants also highlighted the value of an overarching plan, strong governance and civic discipline in bringing these neighbourhoods together as one city.

The session was attended by:

▪ Shaifali Singh, Managing Director and Chair, DivyaSree Developers
▪ Anil Hira, Director, Buro Happold
▪ Naresh V Narasimhan, Managing Partner & Principal Architect, Venkataramanan Associates
▪ Dr Anup Naik, Founder & CEO, Urban Frame
▪ Sanjay Bathija, Director – Design Strategy and COE, DivyaSree Developers
▪ Ravishankar N, Senior Director & Site Leader, Otis
▪ Arvind Nandan, Managing Director – Research & Consulting, Savills India
▪ S Nagakrupa, Director – RMZ Office
▪ Susan Marcus, Director – Service & Modernization Sales, Otis
▪ Shobha Regunathan, Founder, The Build ED
▪ Jyoti Gandhi, Global Partner – Growth Strategy & India Development Director, Buro Happold

The insights will inform the CVU white paper and a recurring mobility newsletter.

Second Edition of CVU’s Round Table hosted by DivyaSree at DivyaSree Chambers, on ‘The Human City - Urban Mobility & Transportation’.

While our earlier conversations kept returning to metro and public transport. This one went upstream, highlighting that Bengaluru’s mobility problem may not be a transport problem at all.

Attended by Naresh (VA Architecture); Anoop Nail (Urban Frame); Nagakrupa (RMZ); Ravi N (Otis) ; Sanjay Bhathija (DivyaSree) & other CVU members, the discussion delved into:

The root cause is how the city is organised. When home, work, school, hospital and market sit far apart, every need becomes a trip on the road.

The answer lies in self-sufficient micro cities: neighbourhoods where most of daily life is within 30 minutes; much like the industrial townships of yesterday years (Bhilai steel-township). Once those units work, the government’s task narrows to connecting them.

The caution: a well-run enclave is not a city. Without an overarching plan and governance, even the best projects become islands, excellent inside and chaotic at the gate.

Civic discipline and enforcement matter as much as infrastructure.

As one analogy in the room put it: mobility is the city’s nervous system, but it cannot save organs that don’t work.

These insights will feed into the CVU white paper and a recurring mobility newsletter. More to follow.

2,117 GCCs. 3,728 operating units.

The difference tells us something important: India’s GCC ecosystem is becoming more specialised — and increasingly distributed across cities and functions.
As the operating model changes, so does the role of the workplace. The next generation of spaces will need to support businesses that are scaling, adapting and building multiple capabilities at once.
For real estate, the question is no longer just how much space is needed, but what that space needs to enable.
