🚨HMRC WON’T TELL YOU
Stuck with a couple of properties in your personal name and paying higher rate tax on them?
Everyone talks about moving them into a limited company. For most people with one or two properties it’s not worth it.
Even if you avoid the stamp duty and capital gains tax, you still pay for the legal work, valuations, accountants and a new company mortgage, and with that few properties you’re unlikely to qualify for the reliefs anyway.
So here’s a different idea. Instead of transferring the property to your company, you rent it to your company at market rent. Your company then converts it into a HMO and keeps the uplift, taxed at corporation tax rates instead of your personal rate. You’re rent to renting on yourself.
Before you do anything, three things I didn’t have time for in the video:
1. The rent has to be a genuine market rent
2. The lender has to agree.
3. It may not need to just be a HMO. It could be commercial use (with planning permission etc. if required).
This is an idea, not advice. Speak to your accountant or tax adviser first.
