Meet Dan Richards, our Wolverhampton Letting Expert, one of the Partner Agents who run their own lettings business in your local area, backed by training and support from our wider network.

Dan's spent close to 15 years in lettings, and was voted People's Choice by his fellow Partner Agents at our last Agent Success Day, recognition that comes from the people who work alongside him, not just a job title. From 6 October 2026, new duties under Awaab's Law apply straight away to landlords letting under a Private Residential Tenancy in Scotland, no phased start like some other changes have had.

Once you're made aware of damp or mould, you'll have 10 working days to investigate, 3 working days to give the tenant a written summary of what you found, and 5 working days to start repairs if substantial damp or mould is identified. There's no fixed deadline for finishing the repair itself, but it needs to be done as soon as reasonably practical, and the investigation needs to be carried out by someone with the right skills and experience to assess it properly.

Miss the timescales and tenants can take it to the Housing and Property Chamber, which can order the work done and freeze or reduce the rent until it is.

A new requirement is coming for every landlord letting a property in England.

From 15 December 2026, the government's new Register Your Rental Property service opens region by region, starting in the West Midlands. Once registration opens in your area, you'll have three months to register, based on where the property is rather than where you live, and every landlord needs to be registered by 14 November 2027 at the latest.

There's a £65 annual fee per property, and you'll need your safety certificates, gas, EICR and EPC, along with your property and tenancy details, ready to go. It has to be done by you as the landlord, agents can't register on your behalf, though your local Letting Expert can help you pull it all together.
