Increasingly, they’re also asking:

“How much will it cost me to LIVE here?”

And that’s becoming a much bigger part of the buying decision.

When I’m out doing viewings, questions about running costs and energy efficiency are coming up more and more:

❓ What’s the EPC rating?
❓ How old is the boiler?
❓ When was it last serviced?
❓ Is the loft insulated?
❓ How energy efficient is the property?
❓ What are the typical monthly bills?

And, when household budgets are being stretched, it makes complete sense.

Buyers aren’t just looking at the mortgage payment anymore. They’re thinking about the TOTAL monthly cost of owning and running their new home.

🤩 The good news for sellers…

You don’t necessarily need to spend thousands to make a difference.

There are some relatively simple things worth considering before you come to market:

☑️ Check your loft insulation
☑️ Deal with obvious draughts around doors and letterboxes
☑️ Have the boiler serviced and keep the paperwork

Probably one of the most over used phrases in estate agency!

But what does it actually mean?

For me, it means being present.
Knowing the homes that I’m selling. Knowing the people behind them, my vendors, their motivation. 🏠

Answering the phone.📞

Being honest, even when the answer isn’t necessarily the one you want to hear! 😇
It means your viewings being carried out myself, a 30 year experienced estate agent who knows your home & knows what it takes to sell it — not somebody who’s simply there to open the door!
It means being there for the viewings, the negotiations, those difficult conversations... also the good ones too..😊
And most importantly, genuinely caring about getting you moved. 🏠❤️🙌🏼

I am definitely not the biggest estate agency.
And I don’t want to be.
