The original kitchen was in an absolute STATE when we took this on... 😅

Everything has been completely re-done. New units, new worktops, new flooring... ceilings and walls repaired, skimmed and repainted, new lighting and electrics, and all new appliances.

That end result though 😍

We have a new arrival on site 👀

Delivery was fairly smooth although a few days later than planned. Fortunately everything arrived as expected with no missing parts. Had to be careful with the budget as they can get expensive pretty quickly...

That's right, the kitchen units have arrived! 😄

Big thanks to for a top job plumbing up the existing wall and adding the new studwork for the second bathroom! This was previously a WC which has been widened to create a spacious family sized bathroom on the first floor.

It's full steam ahead on the rip out at our HMO refurb, nicknamed 'Project Troy'.

So far we have:
- Removed a block work wall, opening up the bathroom space.
- Taken the bathroom back to brick.
- Removed a stud wall, widening the existing WC (to create a second bathroom).
- Ripped out some very outdated (and rather disgusting 😅) kitchen units.
- Stripped back 100+ years' worth of paint, skim and woodchip wallpaper from the walls.
- Removed skirtings, architraves and doors.
- Taken up old carpets.
- Cleared the overgrown front garden.

With the rip out now complete, prep work has begun ready to start putting things back in!

We recently viewed this lovely mid terrace with potential to become an amazing four bed HMO - great location, good size, off street parking...

Was looking good until we went outside and saw one of the chimney stacks was attempting to migrate next door. Could have easily been missed and would likely have gone unnoticed until surveys.

Very pleased with the result!

The paint used was 'The Lazy Range' from and the colour is 'Scotch Mist'. This paint is self-priming and very hard wearing once fully cured - ideal for transforming furniture, tiles or woodwork. You can even use it to repaint glossy kitchen cupboards - a great option which could save you having to replace an entire kitchen on a refurb!
