What I notice within 5 minutes of walking into a property.

I'm rarely thinking about cushions when I first walk into a property!

I'm looking at:

Where does my eye go?
Can I understand each room immediately?
Does the furniture show its true scale?
What will the camera see?
Is anything distracting from the property itself?

Sometimes the answer is staging.
Sometimes it's moving three pieces of furniture.
Sometimes it's taking things away.

The skill is knowing the difference.

October’s figures point to a property market moving at two different speeds.

Homes under £500k are moving steadily. Higher-value prime properties are taking longer, with some seeing price reductions.

That matters because there isn’t one presentation strategy for every seller. A mainstream home and a prime coastal property may need different positioning, and patience means something different in each part of the market.

Sprift’s September 2026 data shows listings of detached homes with five or more bedrooms rose by 36.3% in September, while their conversion rate fell from 51.7% to 31.9%.

For a larger property, space alone may not tell the whole story. Thoughtful furniture placement helps buyers understand a room’s scale, purpose and flow, both in listing photographs and at viewings. An empty room can leave them guessing; a considered layout helps them picture how it could work for them.

Before you reduce the price, look at the presentation.

Sometimes a price reduction is absolutely the right decision.

But before you make one, look again at your property through a buyer's eyes.

Are the photographs strong?
Does every room have a clear purpose?
Is the furniture helping the space?
Does the listing make you want to see more?

Presentation can't fix the wrong price.

But price shouldn't have to compensate for presentation that could be improved.

The clocks go back on 25 October, and many homes on the market aren’t yet ready for dusk viewings.
