You don’t need to know everything to get started. 💡

When we started TXM, we were clueless about so much. 😅

BRR, BTL, GDV, LTV, JV… People would throw abbreviations around and we’d just nod along, then go home and Google them. 😂

We’d never been to a networking event. Now I network every week, whether that’s in person, online or on the go.

We didn’t know what a joint venture was. We thought we’d have to do everything on our own.

We didn’t know there were people out there who’d actually fund property deals. More on that soon… 👀

And bridging finance? We had no idea it even existed.

But we started anyway.

Our first buy-to-let is where it all started. Two years on, the value’s gone up, it’s been refinanced, it still has the same tenants and it cash flows really well. 🏡

From the start, we invested in our education, surrounded ourselves with people who’d done it before and learned the rest as we went. Every deal so far has been a win in one way or another and we’re still learning with every project.

If you’re waiting until you know it all, you’ll be waiting forever.

Learn enough to take the first step. Then take it. 💪🏻

💬 Comment “START” and we’ll send you the 8 steps we’d take if we were starting again 👇🏻

Big wins get the applause. Small wins get you there. 🎉

This week we’re celebrating both.

The big one 🎢 A family trip to a theme park with an overnight stay, all four of us together ❤️

And the small ones

✅ A great call with a new deal sourcer

✅ Project number 4 moving through the legal side, one step closer to the keys 🔑

✅ Our latest refinances moving forward

✅ Paperwork progressing on a new partnership 🤝🏻

✅ Still showing up, even after a few days feeling poorly 🤒

Looking back, it’s always been the small wins along the way. The first viewing. The first offer accepted. The first set of keys. The first tenant moving in. 🏡

None of them felt huge at the time. Together, they’re building TXM.

Whatever you’re working on, don’t wait for the big moment to feel proud.

Every step forward counts. Notice it. Celebrate it. Then keep going. 💪🏻

💬 What’s one small win from your week? Big or small, we’ll celebrate it with you 🙌🏻

Nobody is coming to do it for you. 🔥

Not on the days you’re tired.

Not on the days nothing’s working.

Not on the days you’d rather pull the covers over your head.

We know those days.

I work in a school. John works away. We’ve got two kids. So building TXM looks like this 👇🏻

👕 Webinars and calls at the ironing board

🏊 Kids’ clubs and hobbies first, then admin once they’re in bed

🎨 Painting at our projects on days off

📋 Managing trades and budgets from wherever we are

🔨 Heading straight to site after weeks away

Multitasking at its finest. 😂

Most of our business meetings happen over the phone. And the hardest part? John sometimes misses milestones, birthdays and family events. ❤️

Every project is a step towards more of those moments together.

Some days we’re buzzing. Some days we’re running on empty.

But giving up has never been an option. So we show up anyway.

Not because it’s easy, but because the people we’re doing it for are worth it. ❤️

That’s how we went from zero to four projects in two years. 🏡

Whatever you’re building, keep going. Consistency beats motivation, every time. 💪🏻

BRR valuation is back… and it came in at the TOP of our range 🥳

Our latest BRR was valued this week and we’re over the moon.

All the main works are complete. We’re down to the final snags and the clean-up and management are booked in and ready to market.

We were a little apprehensive. We’d have loved everything fully finished first but getting this refinanced quickly matters so when the lender wanted to get in ASAP, we let them. The valuer came Tuesday and yesterday we got the news: it came in at the highest figure we put forward.

That’s the power of doing the work properly and presenting the property well, even before it’s 100% finished.

Full numbers are coming very soon: purchase price, refurb costs, and what we’re pulling back out 👀

Your turn: what do you think it was valued at? Drop your guess in the comments and I’ll reveal who got closest when the numbers go live.

Follow along so you don’t miss the breakdown 🏡

Project number 4 is officially on its way 🏡🔑

If you caught my stories, you’ll know we had our offer accepted. For everyone else… meet our next one…

Here’s where we’re at:
✅ Offer accepted
✅ In conveyancing
✅ Searches ordered

Two years ago we were just starting out, learning everything we could. Now we’re lining up our fourth project and we’re so grateful for every step that’s got us here. Hard work always pays off 🙌🏻

📍 We’re looking for more homes in need of renovation across Greater Manchester and the North West. Selling, know someone who is or got a contact? Send us a DM 📩 Our aim is always to create a win-win for all involved 🤝🏻

The hardest part isn’t always doing the work. It’s waiting for it to pay off…

One of the biggest challenges of building something from scratch?

Putting in the work without always seeing an immediate return.

The hours spent researching properties.

The viewings that lead nowhere.

The offers that don’t get accepted.

The conversations that don’t turn into opportunities straight away.

And the decisions you’re making without knowing exactly how they’ll play out.

We’ve experienced all of these over the few years of building TXM.

And when you’re juggling a business alongside work, family life and everything else, it’s easy to question whether you’re moving forward quickly enough.

One thing we’ve learnt along the way is that sometimes you can put a lot of time and effort into something and still have nothing to show for it straight away.

And that’s just part of building a business.

Some relationships take years to develop.

Some opportunities come from conversations you had a long time ago.

And sometimes you don’t realise how valuable the work was until much further down the line.

We’ve seen how things that initially seemed to lead nowhere have helped us build knowledge, connections and opportunities further down the line.

That’s why we try not to measure progress purely by what we’ve achieved that week.

Because the work still counts, even when the results aren’t visible yet.

So if you’re heading into another week feeling like things aren’t moving quickly enough, remember this:

You don’t need to see results every day to know you’re moving forward.

Keep learning.

Keep taking action.

Keep putting yourself in the right rooms.

And give the work time to catch up with your ambitions.

The effort you’re putting in today could be creating opportunities you haven’t even imagined yet.

New week. Keep showing up. 💚

Have a great week everyone!
