k. You will be asked for:
ID
Proof of Address
Six Month's Bank Statements
Six Month's Payslips
A Landlord Reference (proof will be required)
A Work Reference (this will need to be on letterheaded paper with HR and Manager contact details)
Once you have passed these checks you will then be registered and able to view the properties that are available. Once you have chosen your dream property you will now have to pass a credit check and reference check. This is subject to a small fee. Once this has been passed you will meet your Prospective Landlord. Once that meeting has been finalised we require one month's deposit before we can issue the legally binding documentation. Once that documentation has been drafted and completed, we require one month's rent in advance before the Tenancy Agreement can be signed by both parties. Landlords
Here at Centro Estates we aim to give you a different class of Lettings. We are not here to dictate what you should do or pressurise you or even con you. We pride ourselves on our honesty, tireless conscientiousness in your favour and customer service. Before we even take a prospective Tenant onto our books we reference check them ourselves. This check includes: ID, Proof of Address, Six Months Bank Statement, Six Months Payslip, A Landlord Reference (proof of being a Landlord is required) and a Work Reference (on letterheaded paper and a Manager and HR contact). Only if they pass these checks are they allowed onto our books. Once they are on our books we then try to match them perfectly with you to the best of our ability. If the prospective Tenant likes your property, we then do a credit check and use a referencing agency that not only scores the prospective Tenant, but gives you a detailed summary of why they have been rated in that way and gives you a suggestion on whether to accept or accept with conditions. Only if the prospective Tenant gets an Accept rating do we put this prospective Tenant through to you. Only if YOU are 100% happy with the Tenant do we request the full months deposit and proceed with the legally binding contracts. At this stage you will be asked to sign a contract stipulating that you are happy with the checks you have seen and that you are happy to proceed, from this stage onward you are legally bound to fulfill your contract and will only be released if the prospective Tenant is in breach of contract (to which you will be compensated).
