An en-suite in a rear box dormer.

The dormer gives full head height across the back of the roof, which is what makes a proper walk-in shower possible rather than a cubicle squeezed under a slope. Low profile tray, recessed shelf tiled into the wall, glass screen and a black towel radiator against the grey.

Stand-up height in the shower is the thing to check. We work that out on the survey before anything is committed to.

Nobody can give you a real figure over the phone, because it depends on the type of conversion your roof allows and how big the room ends up. A Velux is the cheapest route. A dormer or hip to gable costs more because there is structural work involved.

New staircase up to a brand new floor. ✅

The flight turns on winders and comes out onto the new floor beside the eaves cupboard, so it uses the space that was already there instead of taking a chunk out of the landing below. New spindles, newel and handrail throughout.

Everyone worries about where the stairs will go. It is usually the first thing we work out on the survey.

Scaffold up, timber delivered. New job started in Essex. ⬇️

Day one always looks like this. The scaffold goes up first, then the materials land on site so the team has everything to hand rather than waiting on deliveries mid-build. The drive gets covered and the house stays protected while we work.

Roof opens next. Six to ten weeks from here and there will be a new floor up there.

A hip to gable in Beckenham. One master bedroom and an en-suite.

The old hip sloped in from the end wall, so the usable floor stopped well short of it. Building the end up square gives full height right out to that wall, which is what makes room for a bedroom and a shower room rather than just one.

Flat roof over the top, roof windows in the front slope, and hung tiles on the new gable to match the rest of the street. From the road it reads as though it was always there.

⭐️ Two bedrooms, a shower room and a new staircase in under eight weeks.

Marble effect tiles floor to ceiling in this loft en-suite. ✨

Large format tiles are the right call in a small room. Fewer grout lines, so the space reads bigger than it is. Black gloss vanity unit against the grey, a window for daylight and ventilation, and the extractor in above.

Recently finished in Beckenham. Rear box dormer, master bedroom with en-suite. 🏠

The dormer squares off the back of the roof, so the bedroom has full head height right across it. Wide window over the street, eaves storage doored off on both sides, and enough floor for a double bed with room to walk round it.

The en-suite is fully tiled with a walk-in shower, recessed shelf and a wall-hung vanity unit. New bannisters went in throughout the house while we were there, so the new flight and the existing ones match.
