Could the EPC expire while the transaction is still moving? Check the lodgement and expiry dates as soon as the property is prepared for market, then keep the certificate status visible alongside the rest of the sale or letting paperwork. If validity becomes an issue before completion, take advice from the professionals handling the transaction and arrange a fresh assessment where required. An early register check is far easier than discovering the date at the last minute.
