Stamp duty didn’t change… but landlords tax did 👀

Here’s what Wednesday’s Budget means if you’re moving in London:

Buying: no change to stamp duty.

Landlords: another 2% rise in tax on rental income from April 2027 (24%, 44% or 49% depending on your tax band).

Renting: nothing for renters directly… but on my home searches, there are often several people going for the same flat. If more landlords sell up, it’s renters who feel it. Even the OBR has warned this could push rents up over time.

First-time buyers:

A new Your First Home scheme from spring 2027: a 2.5% deposit on a new-build, with a government loan of up to 20%. In London it covers homes up to £650,000 (inner) and £500,000 (outer), for households earning under £140,000.

Got a Lifetime ISA? From today, the penalty for buying above £450,000 drops from 25% to 20%.

£2,338 a month. That’s where the average London rent has got to… so let’s get into this week’s A Hand on London

Here’s what’s caught my eye across the city this week.

01 The market
London rents are up 3.5% on a year ago, to £2,338 a month on average (Office for National Statistics (ONS)). Prices are going the other way: the average London home was about £554,000 in August, down 2.2%.

02 Oxford Street is traffic-free
From today there are no vehicles between Orchard Street and Great Portland Street, and buses now stop nearby (TfL). New trees and seating are due by next spring.

03 25 Cuba launches on Thursday
25 Cuba by Ballymore Group and Penta is a 52-storey tower on the Isle of Dogs with 434 homes, from £405,000. It’s off-plan with completion in 2029, so go in with your eyes open on timings.

04 Lewisham’s big plan is on hold
Landsec has paused its £1.5bn, 1,700-home redevelopment of Lewisham Shopping Centre. The council (Lewisham Council) wanted more affordable homes before backing the next phase.

05 Four new tables
The Talli Queen in Shepherd’s Bush, Forbici at London Bridge and Lenny’s in Covent Garden all open on Tuesday, and Acme Taco lands in Dalston on Sunday. Two new pizza spots in one week… I’m not complaining.

06 Your diary
Wed 28 Oct: the Autumn Budget. I’ll be watching for the details of the “Your First Home” scheme for first-time buyers
Fri 30 Oct: Agatha Christie opens at British Library
Sat 31 Oct: Open City’s Canary Wharf and docks walking tour
Until 17 Jan: Michael Landy’s Future Ruins at Sir John Soane's Museum (free)
Thu 5 Nov: the next interest rate decision from Bank of England

Save this for Budget day and send it to a friend who’s house hunting 🫶

+2.5% in a month… London asking prices have perked up. But is it the turnaround it sounds like?

Here’s what I’ve had my eye on across London this week.

01 The market
Rightmove says London asking prices rose 2.5% this month, the biggest rise of any region. They’re still 1.7% lower than a year ago though, and 38% of London listings have had a price cut. Rents keep climbing too: £2,272 a month on average, up 3.3% (HomeLet).

02 The UK’s best new building is in Croydon
Lion Green Road in Coulsdon has just won the Royal Institute of British Architects Stirling Prize 2026. 157 council-commissioned homes in five star-shaped blocks, all dual-aspect, on what used to be a car park. Lovely to see the top prize go to homes in outer London.

03 A DLR under the Thames?
TfL’s consultation on extending the DLR to Beckton Riverside and Thamesmead has come back with strong support. Still a proposal and funding isn’t confirmed, but TfL estimates it could help unlock up to 30,000 homes. A long-term one to watch.

04 Kilburn Mews
Places for London has turned 12 railway arches into a new walkway from Kilburn station to Loveridge Road. Worth knowing if Kilburn or West Hampstead is on your list.

05 Four new tables, four postcodes
Dishoom is now open in Borough’s Hop Exchange, Bubala opens today in Covent Garden, Da Pino is new on Stoke Newington Road, and Clementine is a new 20-seat café in Islington.

06 Your diary
From 20 Oct: Hokusai at Dulwich Picture Gallery (until 17 Jan)
20 Oct–1 Nov: London Literature Festival at Southbank Centre
Wed 21 Oct: new official rent and house price figures
Until 30 Oct: dRMM’s free display on building with timber at Victoria and Albert Museum
Wed 28 Oct: the Autumn Budget, and I’ll be watching closely

£2,332 a month.. that’s the average London rent right now

Renting in London this Q4? Here’s what’s happening in the London rental market from October to December, and how to make it work for you.

Rents are still rising. London’s average rent was up 3.5% in the year to August (ONS), and inner London asking rents now average £3,299 a month (Rightmove).

Q4 can be your window. After the September rush, fewer people tend to be flat hunting, so viewings feel calmer. Landlords with empty homes before Christmas may also be more open to a conversation.

No more bidding wars. Under the Renters’ Rights Act, landlords and letting agents can’t invite offers above the advertised rent, and can only ask for one month’s rent in advance.

More flexibility for tenants. Tenancies are now rolling, so you can give two months’ notice. You can also ask to keep a pet, and your landlord can’t unreasonably say no.

Be ready before you view. Good homes still let quickly, so have your ID, references and budget ready before you start your property search.
